Pursuant to your application, a site pre-inspection (SPI) was performed on your property. Below
you will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands
must be included in your specific proposal; these setbacks are included as part of the comments
listed below.
This information is based on County and State regulations as they exist to date. These
regulations may change and may affect the requirements for development of the subject property.

Comments: Pre-inspection for MORROW/HANCOCK for the purpose of
determining the development of three single family residences on
three contiguous lots.
Zoning: The zoning designation for the site is Rural Residential 5
(RR5). Standard setbacks for this zone are a 25-foot front yard
setback and a 20-foot setback for side and back yards. The front
yard refers to the lot line adjacent to the property access,
including access easements. The setbacks are measured from
structures above grade such as roof overhangs (roof gutters), and
other structures/appurtenances, including heat pumps etc. When
the lot width is less than 100 feet, setbacks would equal 10% of
the lot width.
An administrative variance can be applied for to get a reduction in
the required setbacks (minimum of 5 feet for sides, minimum of
10 feet for front and rear) if the lot meets certain criteria. Other
setbacks can apply when critical areas are present, see below.
Height limit per Mason County Development Regulations
1.04.224.0 is 35 feet.
Wetlands: There is a jurisdictional wetland on site, mapped as a
"freshwater emergent wetland" by the National Wetlands
Inventory. This wetland is likely a Category I (bog) with a high
level of function for habitat requiring a 225 foot buffer (see Table F
on pg. 28 of the Wetlands Chapter in the Mason County Resource
Ordinance). Wetland categorization will be necessary to
determine the actual buffer requirements for future development.
A link to the list of wetland consultants is below for your
information, although you may also choose other qualified
professionals not on this list. Also linked is the Wetlands chapter
from the Mason County Resource Ordinance.

Using the measuring tool in our mapping system, I measured
approximately 225 feet from the edge of the wetland (as viewed
using ESRI World Imagery 2015) to the road on parcel ending in
31 and 245 feet for parcels ending in 32 and 33. Development
(single-family residence in this example) is allowed in wetland
buffers with a Mason Environmental Permit (MEP) and a Habitat
Management Plan (HMP) indicating the least disturbance possible
and proposing mitigation (see Section F. MITIGATION FOR
WETLAND IMPACTS pg. 31). The Habitat Management Plan

should address all future proposals for development of the
property including appurtenant structures (i.e. garage/storage)
and garden/landscaping) as well as septic system location and
impacts.
