1) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division.

3) A Road Access Permit or Approval must be granted by the Mason County Department of Public Works. For more information contact Public Works, at

14) REQUIREMENTS FOR ROOF COVERINGS. Roof coverings shall be applied in accordance with the applicable provisions of the current code and the
manufacturer's installation instructions.

15) A Mason County Stormwater Management Worksheet was completed and signed as part of this building permit application. Design, sizing, placement,
inspection and maintenance of stormwater management systems shall be the responsibility of the owner/agent of the developed parcel_ It is the
owner/agent/contractor's responsibility to ensure that Mason County Department of Public Works has approved the stormwater site plan for this parcel
prior to the commencement of any development activities. "'NOTE if Stormwater Management option"A"was selected on the Small Parcel Stormwater
Management Application/Worksheet the document entitled "Managing Storm Drainage on Small Lots, The Small Parcel Stormwater Site Plan" constitutes
an approved plan based on the criteria listed on the application/worksheet. If the development has, or will have, a septic/drainfield system you are
responsible for contacting Mason County Division of Environmental Health to ensure that the stormwater system will not adversely affect the septic
system of this, or any other, parcel. You may also wish to consult with the septic design professional involved with the project. By calling for a final
inspection of the building permit the owner/agent/contr4dar is 4cknowledging that all components of the stormwater management system have been
installed as approved on the stormwater site plan. X �

vertical concrete work exposed to the weather shall have a minimum compressive strength of 3000 psi (I RC Table R4022).

18) The international code requires a fire apparatus access road for every facility, building, or portion of a building that is more than 150' from an approved
access road. Roads are required to meet the minimum Mason County Fire Marshal standards for Fire Apparatus Access Roads up to the point where
such nnect with a county maintained public road or to another fire apparatus access road which connects to a county maintained public road.

19) Any changes in proposed construction shall be reviewed by the engineer or architect of record and submitted in writing to the Mason County Building
Department prior to construction. All engineering and/or architectural documents are a part of the approved set of plans and shall remain attached
thereto. If documents are removed, approval will not be granted. In addition, a re-inspection fee(refer to current fee schedule, minimum 1 hour)will be
X charged and be collected by the Building Department prior to any further inspections being performed or approvals granted.
20) All construction must meet or exceed all local ordinances and the international codes requirements as adopted and amended by Mason County and the
State of Washington. Occupancy is limited to the approved and permitted classification. Any non-approved change of use or occupancy would result in
per r v ion.

21) Installation of heating equipment in single family residences shall meet the requirements of the current Washington State Energy Code.
The furnace to be installed shall not exceed 150%of the heating and cooling design load. Heating and design load calculations for the purpose of sizing
HVAC systems are required and shall be calculated in accordance with accepted engineering practice, including infiltration and ventilation_ Design
calculations shall be available for inspection during the framing inspection.
Warm-air furnaces shall have a minimum efficiency of 78%AFUE or higher or 80%combustion efficiency.All ducts shall be securely fastened and
sealed with welds, gaskets, mastics (adhesives), mastic-plus-embedded-fabric systems or tapes installed in accordance with manufacturers installation
instructio.ns. Duct tape is NOT permitted as a sealant on any ducts. Ducts in unheated spaces shall be insulated to R-8.

22) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact
adjacent parcels_ Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the
stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further
information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access
connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which
is proposed to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review future planned work which may
affect your)projec
23) Placement�pf tructure must comply with standards set forth per the international codes regarding descending and/or ascending slopes.

25) CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED
BUILDING CODE.

The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance
with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building
Inspecto be made prior to requesting additional inspections.

26) All property lines shall be clearly identified at the time of foundation inspecfion. X A�Z
27) All building permits shall have a final inspection performed and approved by the Mason County Building Department prior to permit expiration. The failure
to request a final inspection or to obtain approval will be documented in the legal property records on file with Mason County as being non-compliant with
Mason ordinances and building regulations.

28) All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building Official may extend the time for
action for a period not exceeding 180 days, upon the receipt of a written extension request indicating that circumstances beyond the control of the permit
holder�prevented action from being taken. No more than one extension may be granted.

29) Pressure treated wood manufactured after January 1, 2004 may contain high concentrations of copper which could quickly corrode metal fasteners,
connectors aid flashing. Install metal connectors approved for contact with the new types of pressure treated material.

This permit becomes null and void if work or construction authorized is not commenced within 180 days,or if construction or work is suspended for a period of 180 days at any
time after work is commenced. Evidence of continuation of work is a progress inspection within the 180 day period. Final inspection must be approved before building can be
occupied. Proof of continuation of work is by means of a progress inspection.The owner or the agent on the owners behalf, represents that the information provided is accurate
and grants employees of Mason County access to the ove described property and structure for review and inspection.

Due to the site review observations made on your property at 7081 NE Blacksmith Tahuya Rd.,yout application is found incomplete. In accordance with the Mason County Resource Ordinance,the presence
of the wetland and its vegetation buffer at the lower end of the property requires that you consider revising your proposal to develop the property to meet cuurent Mason County standards.
No further work should take place and the submitted building permit review cannot proceed until,in accordance with Mason County Resource Ordinance Sec. 17.01.070 Wetlands,the wetland is
characterized,wetland boundaries delineated and marked for observation,and the proper development setbacks determined by a qualified wetland biologist. Following these determinations,you may need to
replant areas with native plantings to address the site modifications already done.
In addition,the locations of existing improvements(septic and/or water)on the subject parcel may have already affected the setbacks for additional buildings and uses proposed on the property.Property
owners are obligated to comply with Mason County development regulations which are intended to protect these area values and provide safe and secure property improvements. A past site pre-inspection in
2001 alerted you of the wetland critical areas present and no confirmation of complying with the needed wetland setbacks was provided with the current application.
I have provided a list of qualified biologists to help in providing needed information about the wetlands on site and how the proposal will provide the needed vegetation buffer and setbacks from the
boundaries of the wetland. The wetland study must be submitted to this Department to continue the review of your building permit.
In addition,the building permit for a garage and second-floor living area currently under review is allowed as your residence on the property. If in the future you are planning to build a larger primary
residence,the second-floor living area over this garage would need to be reviewed as an Accessory Dwelling Unit. Mason County Development Regulations Sec. 1.03.029 set forth the review standards of a
proposed accessory dwelling unit. Please note that accessory dwelling units proposed are subject to a shoreline permit(if under 200 feet from the lake)or special use permit(if over 200 feet from the lake)
public review process(requirement A),an existing detached structure may be used for this purpose(requirement C),and the size of the accessory dwelling unit structure is limited to 1000 sq.ft.(requirement
D).
Your request for the permit is reviewed by the Hearing Examiner and must meet all of the relevant Development Regulations standards. If the Shoreline or Special Use Permit are approved,you will need to
complete the building permit for the primary residence,providing the needed water and septic to both residences. The application materials are available in person at the Mason County Permit Assistance
Center,5th and Cedar St.in Shelton or by phone at 427-9670 ext.281 or 284.

Comments:
Due to the site review observations made on your property at 7081 NE Blacksmith Tahuya Rd.,
yout application is found incomplete. In accordance with the Mason County Resource Ordinance,
the presence of the wetland and its vegetation buffer at the lower end of the property requires that
you consider revising your proposal to develop the property to meet cuurent Mason County
standards.
No further work should take place and the submitted building permit review cannot proceed until, in
accordance with Mason County Resource Ordinance Sec. 17.01.070 Wetlands, the wetland is
characterized, wetland boundaries delineated and marked for observation, and the proper
development setbacks determined by a qualified wetland biologist. Following these
determinations, you may need to replant areas with native plantings to address the site
modifications already done.
In addition, the locations of existing improvements (septic and/or water) on the subject parcel may
have already affected the setbacks for additional buildings and uses proposed on the property.
Property owners are obligated to comply with Mason County development regulations which are
intended to protect these area values and provide safe and secure property improvements. A past
site pre-inspection in 2001 alerted you of the wetland critical areas present and no confirmation of
complying with the needed wetland setbacks was provided with the current application.
I have provided a list of qualified biologists to help in providing needed information about the
wetlands on site and how the proposal will provide the needed vegetation buffer and setbacks from
the boundaries of the wetland. The wetland study must be submitted to this Department to
continue the review of your building permit.
In addition, the building permit for a garage and second-floor living area currently under review is
allowed as your residence on the property. If in the future you are planning to build a larger
primary residence, the second-floor living area over this garage would need to be reviewed as an
Accessory Dwelling Unit. Mason County Development Regulations Sec. 1.03.029 set forth the
review standards of a proposed accessory dwelling unit. Please note that accessory dwelling units
proposed are subject to a shoreline permit (if under 200 feet from the lake) or special use permit (if
over 200 feet from the lake) public review process (requirement A), an existing detached structure
may be used for this purpose (requirement C), and the size of the accessory dwelling unit structure
is limited to 1000 sq. ft. (requirement D).
Your request for the permit is reviewed by the Hearing Examiner and must meet all of the relevant
Development Regulations standards. If the Shoreline or Special Use Permit are approved, you will
need to complete the building permit for the primary residence, providing the needed water and
septic to both residences. The application materials are available in person at the Mason County
Permit Assistance Center, 5th and Cedar St. in Shelton or by phone at 427-9670 ext. 281 or 284.

Per Mason County Code, Title 14, Chapter 14.48 a stormwater site plan is required whenever a building application is
made for residential development,or redevelopment', with more than 2,000 square feet of impervious surface 2.
'Redevelopment means,on an already developed site,the creation or addition of impervious surfaces,structural development
including construction,installation or expansion of a building or other structure,and/or replacement of impervious surface that is not
part of a routine maintenance activity,and land disturbing activities associated with structural or impervious redevelopment.

I'm Larry Kelly with Mason County and I'm doing the plan review for the Mohundro residence. I have found part
of the structure that do not meet prescriptive IRC requirements. 1) Brace wall line at the back of garage is offset
more than 4' from entry door wall line, 2) walls at stairwell exceed 10' in height for brace wall panel. 3) Floor
joist called out are TJI 330?, these joist could not be located with TJI, only 360 series was found and the span
on the left side of garage exceeds the joist span limits. 4) Shear walls types not indicated on plans. 5)Header on
rt side of garage will need beam calc since window header is supporting floor beam.
These are a few why lateral engineering was called for. If you have any Questions please feel free to call me
