will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments:
Pre-inspection for Don and Debbie Roy on Apr. 5, 2007:
The subject property is at the south end of Erickson Lake, is 2.5
acre in size, and has some 8 to 12 percent slope to the northeast
towards the lake. The south end of the site was cleared of trees
and shrub vegetation up to 55 feet from the lake edge, and the
access is from the road to the south. At the lake portion of the
property is a open water wetland around which over 30 parcels
are oriented. Applicant wishes to build a certain distance from the
lake, a distance to be verified by the inspection.
Wetlands: The wetland area is the waterbody named Erickson
Lake; it is not a Shoreline Master Program lake. This likely
category II wetland has spirea, sedges, willow, cottonwood, and
salmonberry vegetation; the wetland has a stream entering at the
south and a stream exiting from the north. The Resource
Ordinance Wetlands Chapter sets forth the standards (setbacks
and buffers) regarding proposed development depending on the
category wetland and conditions of the buffer and development in
the vicinity. The wetland boundary is easy to observe as a person
goes from the wet margin to the upland area.
Staff measured the distance from the wetland edge to stakes for
the proposed buildings, located by the applicant. That distance
was 167 feet (55 feet of vegetation buffer next to the lake, 112
feet of area maintained as lawn). This distance is beyond the 165
feet needed to be located away from this wetland category,
according to the Resource Ordinance wetland development
standards; wetland boundary delineation will not be needed for
development proposed beyond this 167-foot distance.
This parcel is in Rural Residential 5 zone. Standard building
setbacks for this zone set forth a front yard and Road right of way
setbacks of 25 feet from the edge of easement, and 20 foot side
yard and rear yard setback. An administrative variance may be
requested to reduce the front setback to as low as 10 feet or the
side setback to as low as 5 feet, if the size, shape, or features of
the property constrain development. Setbacks are measured
from portions of structures over 30 inches above grade such as
roof overhangs, stairs, decks, balconies, fuel tanks, and heat
pumps.
Other standards: No slope in excess of 12 percent exist on the
property, so a geologic study would not be needed to review the
proposed home, cabin, garage, and septic system. If you have
