INTRODUCTION
This letter presents the results of our landslide hazard assessment for the proposed residence to be located
at XX E Elaine Place in Mason County, Washington. The general location of the site is shown on the
attached Site Vicinity Map, Figure 1.
Our understanding of the project is based on our discussions with you and our April 10, 2019 site visit. The
project includes the construction of a single-family residence, septic and an access to it, it is anticipated
that the proposed residence will utilize conventional wood framing and spread concrete footings. A site
plan has been included as Figure 5.
SCOPE
The purpose of our services is to evaluate the surface and subsurface conditions at the site as a basis for
assessing potential adverse impacts to and from the slopes located within the site area. We understand that
because of the height and inclination of the slopes on the site, a geotechnical assessment is being required by
Mason County to address geologic hazards at the site. Specifically, our scope of services for the project
included the following:
1. Visiting the site and conducting a geologic reconnaissance to assess the site's soil, groundwater and
slope conditions.
2. Assessing the landslide hazards in accordance with the current Mason County Chapter 17 ordinance.
No subsurface explorations or laboratory testing were completed as part of this assessment. However, we
were able to observe the near surface soil conditions in exposed soils and septic test pits on the site.
The services described in this report were prepared under the responsible charge Glen Coad, PE. Mr. Coad
meets the qualifications contained in Chapter 17 to prepare a landslide hazard geological assessment. Mr.
Coad understands the requirements of the current Landslide Hazard Indicators Chapter 17 and the
definitions of the applicable terms contained within Chapter 17. Individuals under the responsible charge of
Mr. Coad has performed a landslide hazard geological assessment, conducted a field investigation, and
researched available historic records on the above referenced site. In our opinion, the scope of services
completed for this project is adequate to meet the requirements of the Department and it does not
appear that an active landslide hazard area exists within 300 feet of the site.

SITE CONDITIONS
Surface Conditions
The subject parcel is located at XX E Elaine Place in Mason County, Washington. The parcel is somewhat
rectangular in shape and measures approximately 350 feet in width, north to south, by 720 feet in length,
west to east, and encompasses 5.0 acres. The site slopes down from southeast to northwest at grades
ranging between 10 and 20 percent. The site is currently undeveloped and is well forested. The property is
bound by residential developments on the south, east and north and by E Elaine Pace to the west. There is
a wetland area in the central portion of the site. There are no known upland water bodies.
No seepage or groundwater was observed at the time of our site visit. No evidence of deep-seated slope
instability was observed at the site or the adjacent areas at the time of our site visit. No erosion or other
soil movement was observed at the time of our site visit. Depth to groundwater and hardpan are unknown,
groundwater or hardpan were not encountered during our site visit.
Site Soils
The Soil Conservation Survey for Mason County identifies soils as Alderwood gravelly sandy loam (Ab). The
Alderwood soils consist of moderately deep, moderately well drained soils formed in glacial drift and
outwash over dense glaciomarine deposits. Alderwood soils are generally found on glacially modified hills
and ridges on glacial drift plains. These soils are known to have a moderate rate of water transmission.
Based on our observations, the mapped soils are generally consistent with those found in the septic test
pits and those of the neighboring properties.The USDA Soil Conservation survey map of the site is attached
as Figure 2.
Based on the water well report completed in the immediate vicinity of the site, the local water table was
encountered at a depth of 160 to 300 feet below grade,See Appendix A,well logs for details.
Site Geology
According to the Geologic Map of the Lake Wooten 7.5-minute Quadrangle, Mason County, Washington, by
Robert E. Derkey, Nicholas J. Hehemann, and Katelin Alldirtt,the site is underlain by Pleistocene Vashon Till
(Qgt). The glacial till was deposited during the Vashon Stade of the Fraser Glaciation, approximately 12,000
to 15,000 years ago. The till consists of poorly stratified mixture of sand and gravel that was overridden by
glacial ice.The glacial till soils were overridden by the ice mass and can be considered over consolidated, in
a very dense condition, and exhibits high strength and low compressibility characteristics where
undisturbed. Based on our test pits the site soils are consistent with the available mapping for the area. An
excerpt of the Geological map is included as Figure 3.
The Washington Geologic Information Portal map shows the parcel as having no areas with moderate to
high risk of shallow susceptibility to landslides. A copy of the map showing the parcels and their landslide
susceptibility has been included as Figure 4.
Landslide Hazard Indicators—Per Mason County Ordinance 17.01.100
According to the Mason County Resource Ordinance 17.01.100,the purpose of the landslide hazard
assessment is to identify areas that present potential dangers to public health and safety,to prevent the
acceleration of natural geological hazards,to address off site environmental impacts, and to minimize the
risk to the property owner or adjacent property owners from development activities. The following shall be
classified as Landslide Hazard Areas:
a.Areas with any indications of earth movement such as debris slides, earthflows, slumps
and rock falls.
b.Areas with artificial oversteepened or unengineered slopes, i.e. cuts or fills.
c. Areas with slopes containing soft or potentially liquefiable soils.

d. Areas oversteepened or otherwise unstable as a result of stream incision,
stream bank erosion, and undercutting by wave action.
e. Slopes greater than 15%(8.5 degrees)and having the following:
I. Hillsides intersecting geologic contacts with a relatively permeable
sediment overlying a relatively impermeable sediment or bedrock (e.g.
sand overlying clay); and
ii.Springs or groundwater seepage.
f. Any area with a slope of forty percent or steeper and with a vertical relief of ten
or more feet except areas composed of consolidated rock.A slope is delineated
by establishing its toe and top and measured by averaging the inclination over at
least ten feet of vertical relief.
In addition,the following information may be used as a guide by the County to indicate areas that
have a higher likelihood of meeting the classification criteria above:
a. The areas identified on the Mason County Soil Survey Map as having slopes
greater than 15%.
b. The areas identified on the Coastal Zone Atlas, Volume 9, of Mason County,
Washington as:
I. Unstable- "U"
ii. Unstable Old Slides - "UOS"
iii. Unstable Recent Slides- "URS"
iv. Intermediate Slopes-"I"
v. Modified Slopes- "M"
c.The areas identified as Class 2, 3, 4, or 5 of the maps: "Relative Slope Stability
of the Southern Hood Canal Area, Washington", by M. Smith and R.J. Carson,
Washington State Department of Natural Resources, Division of Earth
Resources, 1977; and "The Geological Map of North Central Mason County,

Seismic Hazard Areas per Mason County Resource Ordinance 17.01.102
The purpose of the Seismic Hazard Section is to identify areas that present potential dangers to
public health and safety, and to prevent the acceleration of manmade and natural geological
hazards, and to neutralize the risk to the property owner or adjacent properties from development
activities.The following shall be classified as Seismic Hazard Areas:
1. Areas susceptible to ground failure including the following:
a. Mapped geologic faults until proven inactive;
b. Deep road fills and areas of poorly compacted artificial fill;

c.Areas with artificially steepened slopes(i.e.old gravel pits);
d. Postglacial stream, lake or beach sediments;
e. River deltas;
f. Areas designated as potential Landslide Hazard Areas;
g. bluff areas;
In addition,the following criteria may be used as a guide by the County to indicate areas that have
a higher likelihood of meeting the classification criteria above:
a.Areas identified on the Coastal Zone Atlas of Washington,Volume 9, Mason
County as Af, Qa1, Qa2, Qvc, Qls, Qos and Qp.
b.Areas identified on the Mason County Soil Survey Map as having slopes greater
than 15 percent.
c. Faults identified on "Map Showing Known or Suspected Faults With Quaternary
Displacement in the Pacific Northwest",A.M. Rogers,T.J. Walsh, W.J. Kockelman
and G.R. Priest, US Geologic Survey, 1996; or described in "Active Faulting
Investigations on the Canyon River Fault,Southern Olympic Range, Washington",
T.J. Walsh and K.G. Neal, U.S. Geologic Survey, 1997.
Erosion Hazards per Mason County Resource Ordinance 17.01.104
The purpose of the Erosion Hazard Section is to identify areas that present potential dangers to
public health and safety,and to prevent the acceleration of natural geological hazards,and to
neutralize the risk to the property owner from development activities.The following shall be
classified as Erosion Hazard Areas:
Areas in Mason County underlain by soils which are subject to severe erosion when
disturbed. Such soils include, but are not limited to,those for which potential for erosion is
identified in the Soil Survey of Mason County, USDA Soil Conservation Service, 1960, or any
subsequent revisions or addition to this source.These soils include, but are not limited to,
any occurrence of River Wash ("Ra") or Coastal Beaches ("Cg")and the following when they
occur on slopes 15%or steeper:
a.Alderwood gravelly sandy loam ("Ac" and "Ad")
b. Cloquallum silt loam ("Cd")
c. Harstine gravelly sandy loam ("Hb")
d. Kitsap silt loam ("Kc")
CONCLUSIONS
Based on our site evaluation, it is our opinion that the site does not include an active landslide hazard area
and is suitable for the proposed development.
Landslide Hazard Indicators—per Mason County
According to Mason County Resource Ordinance criteria, portions of the slopes near the site are classified
as a landslide hazard area because of their inclination and overall height. Based on our observations of the
site and review of published information,we offer the following comments.
No evidence of past or ongoing earth movement, debris slides, earthflows, slumps or rockfalls were
observed on or near the site. No slopes with areas containing soft or potentially liquefiable soils were
observed within the vicinity of the site. No evidence of seepage or significant erosion was observed at the
site at the time of our site visit. Some slopes steeper than 15 percent were observed on the site but no

intersecting contacts of seepage areas were observed in the site vicinity. No planes of weakness or rockfall
hazards were observed at the site.
No other landslide hazard criteria were observed at the site or the immediate adjacent areas. We do not
anticipate any development on slopes greater than 30 percent.
The site and surrounding areas are located in areas of established residential development and were
observed to be in a stable condition at the time of our site visit. In our opinion,the site does not constitute
an active landslide hazard area.
Seismic Hazard Areas per Mason County Resource Ordinance 17.01.102
Although the site has soils mapped as having slopes greater than 15 percent and areas designated a
potential landslide hazard areas, no other seismic hazard area indicators are located on the site. In our
opinion the site is not located within a seismic hazard area.
Erosion Hazards per Mason County Resource Ordinance 17.01.104
The Soil Survey for Mason County (USDA Natural Resource Conservation Service Web Soil Survey) indicates
the soils on the site consist of Alderwood gravelly sandy loam (Ab) that form on slopes of 8 to 15 percent
slopes. These soils are not specifically listed as being an erosion hazard. In our opinion the site is not
located within an erosion hazard area.
Erosion Control
Weathering, erosion and the resulting surficial sloughing and shallow land sliding are natural processes that
affect steep slope areas. As noted, no evidence of surficial raveling or sloughing was observed at the site.
To manage and reduce the potential for these natural processes, we recommend that standard BMP's be in
place for erosion and sediment control.
Erosion protection measures will need to be in place prior to starting grading activity on the site. Erosion
hazards can be mitigated by applying Best management Practices (BMPs) outlined in the Washington State
Department of Ecology's(DOE)Stormwater Management Manual for Western Washington.
Additional Explorations
Based on our site observations during our recent site visit and a review of published geotechnical literature,
it is our opinion that no slope stability model or additional subsurface explorations are necessary.
According to MCRO 17.01.100 EA, this geologic assessment meets the requirements of a landslide hazard
geologic assessment.
LIMITATIONS
We have prepared this report for the Goree residence and other members of the design team for use in
evaluating a portion of this project. Subsurface conditions described herein are based on our observations
of exposed soils on the parcel. This report may be made available to regulatory agencies or others, but this
report and conclusions should not be construed as a warranty of subsurface conditions. Subsurface
conditions can vary over short distances and can change with time.
Within the limitations of scope, schedule and budget, our services have been executed in accordance with
generally accepted practices in this area at the time this report was prepared. No warranty, express or
implied, should be understood.
