Dear Applicant: As part of this department's review of your permit application, a Resource Lands and Critical Areas (RLC) site inspection was performed on your property. Below you will find comments made regarding the proposed development and its critical values. This information is based on County and State regulations as they exist to date. Mely, Rick Mraz Land Use Planner Mason County Planning 11/4/2002 1 of 2 RLC2002-00098 Resource Lands & Critical Area Site Evaluation 11/4/2002 Case No.: RLC2002-00098 Comments A field inspection of the subject property was conducted on 10/31/02 to assess critical areas issues relevant to the placement of a manufactured home and other site development. The parcel is an approximately 6-acre tract that abuts and contains a wetland area to the east. This area meets the criteria for a jurisdictional wetland per the provisions of the Mason County Resource Ordinance No. 77-93. The Resource Ordinance requires setbacks from such wetlands. The size of the setback depends on the category of wetland. An analysis using the typing criteria referenced in the Resource Ordinance indicates that this is a Category III wetland. The setback for category III wetlands is 65', which is comprised of a 50' undisturbed vegetative buffer + a 15' building setback. To expedite permit review, please include the wetland setback on any site plans you may submit for future development. Review of the parcel history indicates that the mobile home unit was never permitted although a permit was applied for in 1999. Septic records for this facility are also non-existent. Per Tami Griffey, Code Enforcement Officer of the Mason County Building Department, the unit is too old to be permitted. The unit should not be occupied, any known occupancy would be deemed a violation and pursued.
