Dear Applicant: Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Scott Lonqanecker Land Use Planner Mason County Planning Department 3/15/2004 1 of 2 SP12004-00055 Site Inspection 3/15/2004 Case No.: SP12004-00055 Comments: Pre-inspection for Kenny and Rhonda Miklitch: Rural Residential 5 zoning designation. Standard building setbacks for this zoning are a 25 foot front yard setback, and 20 foot side and rear yard setback. These setbacks are measured from portions of structures over 30 inches above grade such as roof overhangs, and other appurtenances / structure, including heat pumps etc. Other setbacks can apply when critical areas are present such as streams, wetlands, steep slopes etc. Slopes: The site is relatively level. Slopes do not exceed 15% w/ greater than 10-foot difference in elevation. No geotechnical studies should be necessary. Streams /wetlands: Regulated wetlands are present on and around the site. Based upon the observed size and wetland characteristics, it does not appear that the wetlands on and near the site would exceed a category II wetland classification. This classification requires an 85-foot vegetated buffer, plus 15-foot building setback (100-feet total). The proposed building footprint was measured at 90-feet from the nearest edge of the wetland. If the proposed buildings roofline can be moved to at least 100-feet from the wetland edge and a minimum 85-foot natural, vegetated buffer is maintained a formal wetland delineation / categorization at the owner's expense can be avoided. Please be sure that this buffer/ setback is maintained from any and all points along the wetland edge, particularly since the wetland on-site has an irregular shape defined by the existing topography.
