will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Site Inspection

Comments: A field inspection of the subject property was conducted on
11/26/03 to assess critical areas issues and setbacks relevant to
the future construction of a single-family residence. The parcel is
an irregularly shaped tract that is bisected by Elfendahl Pass
Road and contains frontage on the Tahuya River.
The Tahuya River is a type I stream per Washington Department
of Natural Resource stream typing maps. The Mason County
Resource Ordinance requires a 165' setback from Type I streams.
The setback is comprised of a 150' vegetative buffer + a 15'
building setback. The river is also characterized by a prominent
floodplain varying in width from approximately 25' to nearly 100'
on the parcel. The setback from the river is not measured from
the floodplain but instead from the Ordinary High Water Mark of
the river itself. That location was identified during the site visit and
is distinct from the floodplain. The setback distance from the river
should be shown on any site plan accompanying a building permit
application. Clearing and other activity within the entire buffer is
restricted and requires additional review and environmental
permitting.
The river is sinuous in its flow along the northern property line. It
makes closer approach near the western edge to where the total
distance from the river's edge to the road is approximately 300'.
The more northerly section of the parcel appears to have more
upland that is unencumbered by stream buffer requirements.
However, it appears that several potential building sites exist that
are entirely outside the stream buffer.
Other setback requirements include 20' from side and rear yard lot
lines and 25' from front yard lot line and/or the right-of-way.
Issues related to septic setbacks are addressed on an enclosed
information sheet. If you have more questions regarding the

for information about driveway placement and a road access
permit.
