RE: Wetland Categorization and Single Family Buffer Confirmation for property
located at 141 NE Erickson Drive, Tax Parcel No. 223047500030, Mason
County, WA,
Dear Richard & Bonnie:
Mason County Department of Community Development has requested a wetland
delineation &categorization to continue the review of the building permit application
submitted for the above referenced parcel. According to the site plan provided by you,
a mobile home is proposed on a parcel already containing a single family home and
the mobile home will be situated 40 feet northeast of the existing home. The wetland
is a circular depressional wetland located in the center of the property and extends
offsite to the south a little. The east side of the wetland was formally delineated
during the field visit to determine if the proposed home location is located outside the
required wetland buffers. The approximate wetland location is indicated on the
attached wetland delineation drawing and on the adjacent south property is roughly
indicated on the attached drawing. The determination of the wetland boundary was
conducted per the Washington State Wetlands Identification and Delineation Manual
(DOE Publication No. 96-94). The distance was measured between the closest point
of the wetland and the proposed homesite and the wetland appears to be about 110.5
feet from the new house and about 50 feet from the east line of this property (see
drawing). According to the site plan we received, the new home is at least 110 feet
from the wetland as it crosses the northwest corner and the existing home, driveway
and drainfield are between the two areas. There are no other wetlands on or within
250 feet of the property boundaries.
The wetland is categorized using the Revised 2004 Washington State Wetlands Rating
System for Western Washington in accordance with the Mason County Critical Areas
Ordinance to determine the appropriate buffer width. The attached rating form
indicates that the wetland meets the criteria for a depressional Category II system
scoring 57 points on the rating form because it has potential and opportunity to
perform water quality, hydrologic and habitat functions scoring 30, 16 and 11 points
for each function, respectively. The Mason County CAO requires 90 foot buffers for
Category II wetlands for moderate intensity land use activities

(single family homes). The proposed homesite is about 110 feet from the identified
wetland boundary so it is well outside the required 90 foot buffer. The driveway lies
along the east wetland boundary line with forest between the wetland and property
line so there will be no new impact to the wetland as a result of homesite construction.
