Re: BLD2000-01342
Dear applicant,
Your plan for the building permit referenced above is in the process of being reviewed.
Unfortunately, the review can not be completed until we receive all the information relevant to
the project as proposed. This review letter contains only those comments related to the Building
Department review and does not reflect any additional needs of the other county departments.
Please review the following project data, and plan review comments. It is important that you
then follow the instructions for re-submittal following the plan review comments.
PROJECT DATA:
Owner: Jerry Dahl 1809 Shorewood Dr
Bremerton,WA, 98312
(360) 377-7865
Code Editions: 1997 Uniform Building Code, WAC 51-40
1997 Uniform Plumbing Code, WAC 51-46, 51-47
1997 Uniform Mechanical Code, WAC 51-42
PLAN REVIEW COMMENTS:
The structural components of the deck do not meet the minimum requirements of the
Uniform Building Code. The 2x8 deck joists contain a 4' cantilever with only a 6' backspan. If
this is to be the design, the joist connection must be designed to resist uplift. The 4x6 deck beam
with a 13' span is grossly over-spanned and is inadequate to support the applied loads. No
footings are indicated on the plans, but must be designed for all applied loads.
Mason County requires that when a building plan contains unusual or non-conventional
conditions, an engineered analysis prepared by a professional engineer or architect is required.
For the review to continue, please submit two sets of plans and calculations prepared by a
Washington State registered professional engineer or architect. The submitted engineering must
contain all of the following:
a) Coversheet identifying:
1. project addressilocation
2. design professional, including address and telephone numbers
b) Design criteria including:
1. scope of engineering
2. Building Code edition
3. occupancy group
4. type of construction
5. seismic zone
6. allowed soil bearing pressure
7. design loads(roof, floor,wind, snow, seismic,etc.)
8. any additional criteria used to prepare engineered analysis
c) Structural calculations for the project's structural system including wall, roof, and floor as
needed. Include value of shear walls, reference 1997 Uniform Building Code table 23-H-I-1.
d) All specifications, components, materials, and methods must be transferred onto all submitted
drawings.
Please make the required corrections and/or clarifications and re-submit two sets of the
plans showing the revisions. Please detail all corrections and/or revisions in a transmittal letter.
Please be sure to reference the BLD number noted above to identify the file to which all re-
submitted documents belong. Re-submitted plans are normally reviewed within 5 working days
of the receipt of proper and complete revisions in our office. If re-submittal documents are
incomplete or changes are made requiring additional review, an additional plan review fee may
be charged at the rate of$47.00 per hour.
Prior to re-submittal, please call the Plans Examining Department to make arrangements
for a meeting if one is necessary, or if you have any questions regarding this review. You may
contact me at(360) 427-9670 extension 551.
