Cedar St. Shelton, WA 98584 (360)427-9670 ext. 352 In re: Stonehenge Gardens Payment and Additional Exhibits to Present at Pre-Application Conference for I-502 Producer and Processor Dear Tricia: Thank you very much for your assistance in getting Stonehenge Gardens set up for our Pre-Application Conference. The meeting is set for August 20th at 11:00 AM, which will be at your office at 426 W. Cedar Street in Shelton. Michael Tucker and I, the managers for Stonehenge Gardens, look forward to meeting everyone and going over the build-out of our operations at 470 NE Toonerville Drive, in unincorporated Belfair. Please find enclosed payment of$255.00 for the Pre-App Conference. Likely due to a postal snafu, the payment already has probably taken a couple ferry rides. Also enclosed are additional exhibits that we wanted to present to the conference officials. Our original Pre- Application Request Form that was submitted in early July 2014, has six (6) Exhibits. Under Exhibit 3, we present a diagram that details the initial set-up, but only within the 2,000 sft warehouse. There are no diagrams showing the progression of our build-out, and the growth of our canopy space as a Tier 2 operator. Due to recent events, and the expected changes to be seen in Mason County Code, Title 17.17, we wanted to be sure to complete our build-out under existing county code. First, please find enclosed as Exhibit 7 (six copies), a diagram of the build-out around the warehouse. It is essentially the establishment of a courtyard setting. A protective perimeter is built around the warehouse with 8-feet high, opaque fencing or physical barriers (WAC requirement) for added security and cover,to protect any, children from wandering into the premises, and to establish added canopy space for generally non-bloom plants. The courtyard setting will allow us to move the processing and curing of the plants to the trailers, which will free up most all the space in the warehouse just for bloom plants. At this stage, bloom plants are intended to be placed in the most secure setting for the reasons discussed above. Second, as the last stage of build-out, we intend to build a similarly fenced area on the plateau located (topographically) below and about 50 feet south of the warehouse (See, Exhibit 1, which shows the "plateau" area south of the warehouse). And within the fenced area, Stonehenge plans to construct greenhouses where additional crops will be grown. i Page 2 Pre-App Request Form-Revised August 5, 2014 Please let me know of any further documentation needed by your office. These setbacks are measured from structures above grade such as roof overhangs, stairs, balconies, decks, heat pumps, storage buildings, and fuel tanks. - New Agricultural Buildings(may be over 3000 square feet in size)must be setback a minimum of 50 feet from all property lines. New storage or qutbuildings need building permits;storage containers proposed as part of production and processing need to meet the proper setbacks and be secured to a foundation(=building permit). The Floor-Area Ratio is 5 percent[1,000 sq.ft.of floor square footage per 20,000 sq.ft.of lot area]. On a 225,461 sq.ft.area for 5.18 ac.parcel, 11,273 sq.ft.area for total of structures or buildings meets the standards. -Fences that are over 7 ft.in height require a Building Permit and must meet the same minimum setbacks from property lines and easements as all structures. The minimum side yard setback is 20'from side and rear property lines and 25'from front yards(where the driveway enters property on southeast property line),easements or right-of-ways;this applies for the proposed 8 ft.tall fences. -With the expanded and new development areas,an engineered Stormwater Site Plan must be submitted for all of the development including the structures, the gravel driveways and parking area,in order to show that runoff and sediments stay on the property. Some surface flows can enter the existing drainage area at the south of the property.
