Dear Applicant: As part of this department's review of your permit application, a Resource Lands and Critical Areas (RLC) site inspection was performed on your property. Below you will find comments made regarding the proposed development and its critical values. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Please contact me at (360) 427-9670, ext. 363 if you have questions. Sincerely, Scott anecker Land Use Planner Mason County Planning Department 10/18/01 1 of 2 RLC2001-00109 Resource Lands & Critical Area Site Evaluation 10/18/01 Case No.: RLC2001-00109 Comments The comprehensive plan designation of the property is Rural. The purpose of the visit was to determine any critical areas that may be impacted by the proposed residential development of the property. The applicants have applied for permits for a single family residence, garage and pole building. The building sites have been graded so it is difficult to determine what was there previously, however it does not appear that any wetlands or other critical areas have been disturbed. From observing the surrounding landscape this site appears to have been an evergreen forest type with no streams or wetlands. The site does not lie within a critical aquifer recharge area and no streams or wetlands were observed within 200 feet of the property. The property is relatively flat in the area where construction will take place, but there is a slope on the West side of the property. The slope most likely exceeds 15%, however it is well vegetated with second growth forest, and as long as this vegetation /forest is maintained, any potential erosion or landslide hazards can be minimized. The buffer from the proposed residence and pole building to the slope is sufficient to minimize risks as well. No other critical areas were identified on site that would be impacted by the proposed land use. 10/18/01 2 of 2 RLC2001-00109 MASON COUNTY YT7O Y1e'e Uv I( 336 C,0-*j02GZ RESOURCE LANDS & CRITICAL AREAS CHECKLI PLEASE PRINT 470.00 Fee Required Applicant: pe-in h i 5 k, e 1-6 _ Parcel No. -z 3 C- Applicant Address: city: qov-Cn—cr 'A st_1AWZip Legal Description: Phone: I-36-01 Eli / 8 I (,, Owner Name (if different from applicant: rm D SEP 0 7 2001 Purpose of Pre-Inspection: A`„r /d TeJ Use of Building: e 5 I de yt _l - Do any of the following exist on or within 200 feet of the property: saltwater river/stream Alt) pond No wetland A10_ seasonal runoff IL, slope Directions to Site: Ole, Gel re('r 14 wu taLQ— acar Creek -1.etA.2ex-yo /CA Nc s_ vMIQr halo.. This checklist is an important opportunity for identifying early in the permit process whether there will be any environmental regulations affecting the proposed development. If the information is incomplete, then Mason County must disclaim any errors resulting from deficiencies in the original application. Pre-inspection reports remain valid only until development changes occur in the vicinity which affects the lot evaluated in this inspection.
