Dear Applicant: As part of this department's review of your permit application, a Resource Lands and Critical Areas (RLC) site inspection was performed on your property. Below you will find comments made regarding the proposed development and its critical values. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. The parcel is adjacent to the Tahuya River south of where the river runs beneath Bear Creek-Dewatto Road. The Tahuya is a Type I river per the Washington Department of Natural Resources stream typing criteria. The Mason County Resource Ordinance No. 77-93 requires undisturbed vegetative buffers and building setbacks from rivers. The size of the buffer depends on the type of the river. In addition, the Tahuya in this area is fringed by a mature, forested riparian wetland in the floodplain. This area meets the criteria for a Category I wetland per the Resource Ordinance. The Resource Ordinance also requires undisturbed vegetative buffers and setbacks from wetlands. The size of the buffer depends on the category of wetland. The vegetative buffer from the Tahuya River is 150' + 15' building setback for a total distance of 165' from any construction. This distance is measured from the Ordinary High Water Mark (OHWM) of the river. The vegetative buffer for the riparian wetland is 125' + 15' building setback for a total distance of 140' from any construction. In the northeastern portion of the parcel, the wetland setback is relevant and applicable. In the southeastern portion of the parcel, the stream setback encroaches. During the site inspection, a proposed well location was noted. This flagged location was measured to be approximately 125' from the riparian wetland. This location is at the edge of the required buffer but is conforming with the vegetative buffer provisions. Any minor changes in well location should trend westward away from the buffer. The proposed homesite location was also identified. This approximate location is greater than 125' from the riparian wetland. Please include and note the setbacks on any site plans that will accompany future building permits. Included in this mailing is a copy of the Wetlands chapter and the Fish and Wildlife Habitat Conservation Areas chapter of the Resource Ordinance. These chapters detail the allowed uses in stream and wetland buffers. Please note that uses described "permitted" a s " p require an Environmental Permit.
