Commercial access already exists to the site,so access is not expected to raise any Public Works concerns.Any work or improvements within the County right of way require notifying Public Works(ext
450),and may require an access or general permit from Public Works. No increases in impervious surfaces is being promoted,so the main stormwater management issue will be protecting State waters and
neighboring properties from potential construction stormwater runoff impacts.Natural drainage courses are required to be preserved.Drainage feature changes or improvements that conect to a County
feature(catch basin or stormdrain inlet)will be required to be reviewed and approved by Public Works. Contact Alan Tahja regarding access and stormwater management issues.

Currently there is an Order of Invalidity affecting Mason County Development Regulations in some Rural areas. Your area is zoned Rural Commercial 2. Determinations of compliance are made at the time
of complete permit application-see October 15,2002 letter from Long Range Planner Alan Borden. RC2 zoning provides for restaurants as an allowed use but not a bar, so your proposed use would need to
be accessory(secondary) to the primary use as a restaurant.
Mason County Parking Ordinance requires that you provide 8 parking spaces plus one handicap space(signed)closest to the building with smooth unobstructed access.The ordinance also provides that
parking must be off-street,so if eight does not adequately meet the parking needs of your use,more parking spaces must be provided.
RC2 zoning provides that front yard setback is 15 feet,side and rear yard setbacks are 5 ft where adjacent to other commercial lots,and adjacent to all other land use designations,side yard setback shall be
10ft and rear shall be 20ft. At minimum,buffer plantings shall be in the first 5 feet of setback.
To offer liquor service,proper permitting from the State liquor Commission is mandatory. Please contact the Health Department to discuss compliance with health provisions.
