Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal;these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, "L Pam Bennett-Cumming Land Use Planner Mason County Planning Department 9/14/2002 1 of 2 SP12002-00118 Shoreline Inspection 9/14/2002 Case No.: SP12002-00118 Comments: Purpose of preinspection was to determine applicability of planning regulations to proposed residence. Property is a landscaped lot on Mason Lake which is located on a curved portion of the shoreline such that this lot can be considered a point, relative to the two lots on either side. There are single family residences on the lots on either side. More than one planning regulation applies to this site. Where more than one planning regulation applies, each applicable regulation must be met. MASON COUNTY SHORELINE MASTER PROGRAM: Site within 200 feet of Mason Lake is under the jurisdiction of the Mason County Shoreline Master Program, designation Urban Residential. On this site the shoreline setback was determined using the proportionate setback prvision for lots where there is a pronounced cove or point, as per Residential Development Chapter Use Regulation 9 of the Shoreline Master Program. The residence on the lot to the left (as looking at the water) is 57 1/2ft from the Ordinary High Water Mark of Mason Lake. The residence on the lot to the right (as looking at the water) averages 35ft from the water. Therefore proportionate setback from the shoreline on the submect lot would be 46ft 3in. Please note that the setback descriptions are as per field visit. If development on adjacent lots changes, this may affect the setback on the subject lot, and applicability of the F&W chapter (see below). All development shall be landward of the shoreline setback line. Uncovered porches decks and steps may project into the F&W building setback as long as they are less than 30 inches in height above grade. They may not project into the F&W buffer itself. FISH AND WILDLIFE CHAPTER OF THE Mason County Resource Ordinance: Recently adopted regulations provide for setbacks and buffers on lakes such as Mason Lake. This means that vegetative buffers now apply on lakes such as Mason Lake. With the exception of the 15ft closest to the shoreline setback line (above) which is considered building setback from the buffer, the land waterward of the common line is the vegetative buffer of Mason Lake (see chapter highlighted area for details).
