Mading Sunny Shore Addition #6, Tr. 86 . PN 22233 52 00086 . Dear Mr. Zirkle: Per your request, a site inspection was conducted of the above described property. The following is a summary of the planning department' s findings in regards to your proposal to build a single family residence at this site. The property falls under an urban residential shoreline designation. Per this designation, the side yard setback for structures on this property would be five feet. This setback is measured from the roofline to all side property lines and applies to all structures greater than 30 inches in height. Construction of a new residence must also meet a shore yard setback. Adjacent homes to the property determine the shore yard setback. An imaginary line subtended from the furthest waterward projection of the rooflines on the adjacent residences represents the shore yard "common line" setback as it crosses your property. All structures greater than 30 inches in height, including rooflines should not encroach waterward of this line. (Please reference site visit on May 18, 1992 / 68 .5 feet measured from shoreline bulkhead near southwest property line) In regards to the setback from Mason Lake Drive East, a setback of 5 feet must be maintained from the edge of the road right-of-way. In addition, new construction on the lot should not exceed a 60 percent site coverage. In other words, the total area of all impervious surfaces on the lot shall not exceed 60 percent of the total area of the lot excluding submerged lands. If the actual building permit for a residence at this location is not received within 4 months of the date of this letter or by September 19, 1992 another site-inspection will be necessary to confirm these setbacks and restrictions. * Four months is the length of time a pre-inspection remains valid.
