Dear Applicant: As part of this department's review of your permit application, a Shoreline Inspection (SPI) was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks area included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Shandra O'Haleck Land Use Planner Mason County Planning Department 08/11/2000 1 of 2 SP12000-00050 Shoreline Inspection 08/11/2000 Case No.: SP12000-00050 Comments: A site inspection by planning staff, Shandra O'Haleck, on August 11, 2000 was to determine common line setback for new residential construction. The house to the north was determined to be greater than 120 feet from Ordinary High Water Mark and therefore would not be used for setback considerations. Applicant should draw a line between the most waterward drip-line of the adjacent house to the south and to the 2nd house over to the north to determine setback. All structures greater than 30 inches above average grade must be located behing this line. Due to the degree of slope and that the slope will be graded to site the house, a geo-assessment of the site will be required prior to permit approval.
