Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you
will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments:
Pre-inspection for Bradley / Lucille Young made on July 20, 2004:
The purpose of the pre-inspection was to evaluate issues related
to the construction of a single family residence on a vacant 0.50
acre parcel along Mason Lake. The parcel is well vegetated with
evergreen and deciduous trees; the shoreline is natural slope
adjacent to non-bulkheaded properties each with a floating dock.
Geotech Report / Landslide hazards: Due to the presence of 10
percent or less slopes on the subject parcel, a geologic study is
not needed for any proposed construction.
The zoning designation for the site is Rural Residential 5.
Standard building setbacks for this zoning are a 25 foot front yard
setback, and 20 foot side and rear yard setback (lot line
setbacks). The exception to this is for lots less than under 100
feet in width, where side yard setbacks are equal to 10% of the lot
width, but no less than 5 feet; for the subject lot, the side yard
setback would be 5 feet. These setbacks are measured from
structures above grade such as roof overhangs (roof gutters), and
other structures / appurtenances, including balconies, decks, heat
pumps etc.
Shoreline / stream setbacks- The shoreline designation for the
area is Urban Environment per the Mason County Shoreline
Master Program and setbacks would be determined by the Mason
County Resource Ordinance. The shoreline setback is
determined by drawing a line between the adjacent neighbor's
rooflines across the applicant's property as indicated on the
submitted site plan. Any portion of the new structure, including
decks, balconies, and rooflines, must be behind this common line.
Landward of this line for 15' toward the lake is an area that may
be used for lawns or patios or landscaping, etc. development at
grade level. From that point toward the lake is considered to be a
required vegetated buffer and is regulated by the Mason County
Resource Ordinance Fish and Wildlife Habitat Conservation Areas
Chapter. Within this chapter are those activities listed that can be
done both with and without a Mason Environmental Permit.
Staff measured the common line setback from the OHWM of the
lake shoreline to a proposed building site, using the roofline of the
cabin on Lot 53 to the south and the roofline of the house on Lot
55 to the north (angled to the southwest). The shore setback 5
feet in from the south property line of Lot 54 is 57 feet from the
large pine tree along the property line. The shore setback 5 feet
in from the north property line of Lot 54 is 36 ft. 6 in. from the

cluster of large trees even with the small building on Lot 55. The
notes on the drawing by the planner shows an area between the
two cabins that has a 12 to 15 foot slope where a residence (one
story with daylight basement or two story structure) could be
located behind the imaginary line; as stated above, all portions of
development must be behind the line marked by the planner as A
on the south and B on the north.
General process- Future site development must include a site
plan, showing all setbacks from property lines, slopes and
shoreline / streams will be needed for building permit application
submittal. A topographical profile or other topographical
information will also be needed.
