Dear Applicant:
As part of this department's review of your permit application, a Shoreline Inspection (SPI) was
performed on your property. Below you will find comments made regarding the proposed
development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands
must be included in your specific proposal; these setbacks are included as part of the comments
listed below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments: Site review was to determine consistency with Mason County
Shoreline Master Program requirements for development within
200 feet of the shoreline of Mason Lake.
When the subject lot has adjacent parcels which contain
residences located within 120 feet of the water, shoreline setback
is determined using the shoreline setback common line as drawn
across the lot, between the waterward rooflines of the adjacent
residences. Where an adjacent lot is vacant (lot to the left,
looking at the water), the next lot within 150 feet is used. The
residence as proposed must be located such that all portions of
the residence greater than 30 inches in height, including the
second floor deck, and rooflines, shall be landward of the
shoreline setback common line. Residence plus upper deck is
proposed at 64 feet from the Ordinary High Water Mark (OHWM)
of Mason Lake. On this site there is an old brick barbecue with a
stepped concrete base, at the shoreline. The OHWM is
considered to be located at the waterward edge of the uppermost
(most landward) of the concrete steps of the barbecue base. Per
the blueprint site plan, the residential development appears to be
sited to meet or exceed the shoreline setback common line. Any
proposal to modify the siting or design shall require prior review
for consistency with Shoreline Master Program setbacks and
other provisions.
