will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments:
Pre-inspection for Eric / Dora Redal made on Sept. 9, 2004:
The purpose of the pre-inspection was to evaluate issues related
to the construction of a single family residence on a 0.45 acre
parcel along Mason Lake. The parcel is well vegetated with
evergreen and deciduous trees, and has a developed area for the
residence, septic and associated parking; the shoreline is natural
slope adjacent to non-bulkheaded properties. The southwest
corner of the existing cabin is situated right at the shore common
line with the residences to the north and south, and has a 19 ft. 6
in. wide by 15 ft. 6 in. deep deck on the waterward side; that
corner of the cabin is 51 ft. 6 in. from the ordinary high water mark
(OHWM) of the lake shoreline and 31 ft. from the south property
corner.
Geotech Report / Landslide hazards: Due to the presence of 10
percent or less slopes on the subject parcel, a geologic study is
not needed for any proposed construction.
The zoning designation for the site is Rural Residential 5.
Standard building setbacks for this zoning are a 25 foot front yard
setback, and 20 foot side and rear yard setback (lot line
setbacks). The exception to this is for lots less than under 100
feet in width, where side yard setbacks are equal to 10% of the lot
width, but no less than 5 feet; for the subject lot, the side yard
setback would be 6 feet. These setbacks are measured from
structures above grade such as roof overhangs (roof gutters), and
other structures / appurtenances, including balconies, decks, heat
pumps etc.
Shoreline / stream setbacks: The shoreline designation for the
area is Urban Environment per the Mason County Shoreline
Master Program and setbacks would be determined by the Mason
County Resource Ordinance. The shoreline setback is
determined by drawing a line between the adjacent neighbor's
rooflines across the applicant's property as indicated on the
submitted site plan. Any portion of the new structure, including
decks, balconies, and rooflines, must be behind this common line.
Landward of this line for 15' toward the lake is an area that may
be used for lawns or patios or landscaping, etc. development at
grade level. From that point toward the lake is considered to be a
required vegetated buffer and is regulated by the Mason County
Resource Ordinance Fish and Wildlife Habitat Conservation Areas
Chapter. Within this chapter are those activities listed that can be
done both with and without a Mason Environmental Permit.

Staff measured the common line setback from the OHWM of the
lake shoreline to a proposed building site, using the roofline of the
cabin on Lot 50 to the north and the roofline of the house on Lot
48 to the south (angled to the southeast). The shore setback 5
feet in from the south property line of Lot 50 is 36 ft. 6 in. from the
OHWM along the property line. The shore setback of Lot 48 is 77
ft. 3 in. from the second floor roof on north deck to the OHWM
measured 26 ft. 5 in. from the north property corner of Lot 48
(shared by Lot 49). This common line setback permits the
replacement of the existing cabin behind the common line to the
north and east on the lot and providing for the 6 ft. side yard
setback; the existing deck (19 ft. 6 in. wide by 15 ft. 6 in. deep)
can be integrated in the layout of the new residence but cannot be
extended towards the lake. All of these facts will be considered in
the review of the site plan during building permit review.
General process: Future site development must include a site
plan, showing all setbacks from property lines, slopes and
shoreline will be needed for building permit application submittal.
A topographical profile or other topographical information will also
be needed.
