1) Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division.
There are potential risks and monetary liabilities to the homeowner for using an unregistered contractor. Further information can be obtained at
1-800-647-0 82. The person signing this condition is either the homeowner, agent for the owner or a registered contractor according to WA state law.

2) The Uniform Fire Code requires a fire apparatus access road for every facility, building, or portion of a building that is more than 150 from an approved
access road. Roads are required to meet the minimum Mason County Fire Marshal standards for Fire Apparatus Access Roads up to the point where
sucp roads connect with a county maintained public road or to another fire apparatus access road which connects to a county maintained public road. X
3) Temporary erosion control measures must be implemented to prevent water qu;�y degradation of adjacent waters or wetlands. Silt fencing must be
installed and maintained until upland vegetation has become established. X 6
4) Appr ed per dimensions and setbacks on submitted site plan. Setbacks are measured from the furthest projection of the structure.

5) The mpnufac ured home must be removed of the parcel prior to certificate of occupancy, i.e. final approval, of the permit.

6) All upland areas disturbed or ne iy created by construction activities shall be seeded, vegetated or given an equivalent type of erosion protection (silt
fencing or straw matting). X ':
7) All approved plans are required to be on-site for inspection purposes. If an inspection is called for and plans are not available on site, then approval will
not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and must be collected by the Building
Depart nt prior to any further inspections being performed or approvals granted.

8) In accordance with the Uniform Building Code and Title 14, Mason County Building Code, "Standards for Fire Apparatus Access Roads," all new
structures that require an address shall have approved numbers or addresses located at the beginning of long driveways when the address is not clearly
visible from the access road. The numbers shall also be plainly visible and legible from the street or road fronting the property and shall contrast with their
background.
Mason County Building Department requires that this be completed prior to calling for any site inspections. A re-inspection fee based on rates as adopted
by the jurisdiction and the Uniform Building Code will be assessed if the owner and/or contractor fail to post the address on site prior to requesting
inspec4ons.

9) The plan review check list and corrections, along with the Energy Compliance Worksheet(when applicable) are part of the approved plans and must
remain thereto. It is the responsibility of the applicant to make the corrections indicated on the plans. Once the plans are marked "APPROVED", they
shall not be changed or altered without authorization from the Building Official. The permit holder is responsible to retain the complete approved set of
plans gn site for the duration of the project. Failure to comply and/or removal of approved documents will result in failure of required building inspections.

10) THE FOUNDATION SYSTEM SHALL BE PLACED ON UNDISTURBED, NATIVE SOIL. X

11) The"approved" plot plan is required to be on-site for inspection purposes. If an inspection is requested and the"approved" plot plan is not on site, then

15) Any changes in proposed construction shall be reviewed by the engineer or architect of record and submitted in writing to the Mason County Building
Department prior to construction. All engineering and/or architectural documents are a part of the approved set of plans and shall remain attached
thereto. If documents are removed, approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour) will be

16) All construction must meet or exceed all local ordinances and the 1997 Uniform Building Code requirements as adopted and amended by Mason County
and the State of Washington. Occupancy is limited to the approved and permitted classification. Any non-approved change of use or occupancy would

17'% Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact
adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the
stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further
information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access
connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which
is proposed to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review future planned work which may
affect your project/,-

18) Placement of structure must comply with standards setforth per 1997 UBC Chapter 18 regarding descending and/or ascending slopes.

19) All changes to"approved" building plans that effect compliance with the Uniform Codes as amended and adopted, or any other Mason County ordinance

20) All propane tanks must be installed in accordance with the Uniform Fire Code and all applicable Mason County ordinances. All propane tanks filled on
site must be located a minimum of 10' from any possible source of ignition (electrical outlets, electrical fixtures, compressors, etc), mechanical system air
intake (direct vent appliance, ventilation air intake, etc), and/or any weeds, grass, brush, trash or any other similar combustible materials. Propane tanks
less than 125 gallons must also be located a minimum of S from any building opening (foundation vents, windows, doors etc), property line or easement.
If a propane tank is exposed to probable vehicular damage, protective bollards must be installed.

21) All propane tanks must be installed in accordance with the Uniform Fire Code and all applicable Mason County ordinances. All Propane tanks between
125 and 500 gallons must be located a minimum of 10' from any building, property line, public way, possible source of ignition (electrical outlets, electrical
fixtures, compressors, etc), and/or any weeds, grass, brush, trash or any other similar combustible materials. If a propane tank is exposed to probable
vehicu�d9nage, protective bollards must be installed.

the inst ation requirements and minimum setbacks as listed in the Mason County Fire Marshal's Standards for the Installation of Propane Tanks.

23) Fuel piping shall be inspected after the installation of fuel piping is complete, and before the attachment of fixtures, appliances, or shut-off valves. At the
time of inspectionthe test pressure shall be no less than 10 psi held for no less than 15 minutes. Appliances to be attached to the fuel piping system shall

24) The placement of small propane tanks are not normally subject to a permit review by the Planning Department; however, propane tanks are subject to
Planning Department regulations. Such regulations primarily consist of setbacks from shorelines and features considered to be critical areas (streams,
wetlands, slopes, etc.) If you think suc atur s exist on or nearby your property, please contact the Planning Department so that exact setback
requirements can be determined. X

NOTIFICATION OF INCOMPLETE APPLICATION

Comments: A review and field inspection of the subject property indicates that the
parcel already contains a residence. The existing home is definable as
an Accessory Dwelling Unit (ADU). Keeping the old home will require
both a Special Use Permit and a Variance from the Mason County
Development Regulations. Per the Section 1.03.029 of the Mason
County Development Regulations, ADUs must receive a special use
permit and must not exceed 900 square feet or 50% of the habitable
area of the primary residence. During the site visit, it was indicated
that the existing home is approximately 1344 square feet. Since the
proposed new home is approximately 3700 square feet, the old home
exceeds the maximum size for an ADU. Therefore, the variance is
required.
In addition, the parcel is contains a steep slope. A steep slope trends
downward away from the building site at an angle in excess of 21.8
degrees. This area meets the criteria for a Landslide Hazard Area per
the provisions of the Mason County Resource Ordinance No. 77-93.
Any site work or application for development within 300 feet of a
Landslide Hazard Area requires geotechnical report to assess slope
stability and address specific efforts to remediate the hazard.
Enclosed is a copy of the Landslide Hazard Areas chapter of the
Resource Ordinance. Please note the distinction between a geologic
assessment and a geotechnical report. This project will require a
geotechnical report. Actual slope setbacks will be established by the
contents of the geotechnical report.
A final issue relates to the existence of a Forest Practices Moratorium
on the parcel. This 6-year Moratorium prohibits the issuance of any
building permit during its life. Planning staff requests any
documentation that you may possess that indicates the moratorium
has expired.
The permit for the new home cannot be processed until the geotech
report, FPA information, completed applications for the Special Use
Permit and the Variance are received. Both applications, with
instructions for their completion, are enclosed for your convenience. If
you have questions or require clarification of these issues, please
contact me.

Dear Mr. Barber,
I am writing in reference to the modifications of your deck from the approved building
plans. The deck was built with a 14-foot span for the ridge beam. A Mason County
building inspector indicated that engineering was required to ensure the safety of the
deck.
Tom Herstad Building design is the architect for the building, and he has provided a set
of calculations for the End roof beam, the mid-deck beam,the end deck beam, and
provided a detail of the 24"by 24"by 24" footing. I have reviewed the beam
calculations and I concur with the architect's calculations.
The ridge beam is a double 2x12 DF#2 and undersized for the application. I recommend
that a 3-1/2"by 9-1/2" Parallam 2.0E be placed under the existing ridge beam. The
Parallam shall be connected to the posts on each end with a Simpson HUCQ410-SDS
hanger. Supporting calculations are enclosed.
Please forward this information to the County building department. If you or the plans
examiners have any questions,please don't hesitate to contact me.
