Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you
will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments: Site visit conducted 10/3/2005.
Seven adjoining parcels were assessed for their development
potential as single-family residence home sites. The Tahuya
River is situated on the eastward side of Tahuya River Road. This
river is Type 1 water requiring a vegetative buffer of 150 feet plus
an additional 15-foot building setback from the river's ordinary
high water mark (OHWM). A steep bluff exists along the west
side of the river that would require a Geotechnical Report be
completed for development, clearing or grading of the site within
30 feet of the crest of the slope. This report would need to be
submitted to the County before a building permit could be
approved and issues.
All seven parcels have within their boundaries a Type 3 stream
that is a tributary to the Tahuya River, passing across from north
to south all property lines. This stream would require that the
same conditions be met for development as the Tahuya River (i.e.
a combined setback and buffer distance of 165' from OHWM).
This small seasonal fish-bearing stream cuts a ravine through the
parcels also creating the need for either a Geotechnical Report or
Geological Assessment depending on which parcel is to be
developed.
The Parcels are all zoned Rural Residential 5. The building
setback from the County right-of-way 25 feet, from the adjacent
side property lines 20 feet and the rear property line 20 feet as
well.
