The proposed building site is within the 100 year flood plain of the Tahuya River. In order to locate a new residential structure as proposed on the described property the following flood plain construction requirements and procedures must be met as established by the Mason County Flood Damage Prevention Ordinance # 59-91: 1. Contact a surveyor and request them to determine the base flood elevation of the site. refer to attached map to locate reference mark.) 2. The surveyor must drive rebar near your building site marking the elevation of 70' and 71'NGVD (Mean Sea Level.) This must be completed prior to the issuance of your building permit. Your first habitable Floor must then be built one foot above the 70' foot mark or to 71'NGVD. 3. After the mobile has been placed the surveyor must certify on an elevation certificate, (supplied by the county) that the mobile homes'first floor is at or above 71' NGVD. The elevation certificate must then be returned to the Mason County Department of Community Development. All venting in the foundation must be no more than one foot above grade. 5. All electrical connections must be located above the base flood elevation. 6. Mobiles homes shall be securely anchored. Provided with this determination are the reference maps that a surveyor will need to determine the base flood elevation for the site. Box 578 RE: FLOOD PLAN DETERMINATION NE 1661 Tahuya River Road Tahuya, WA. 98588 Dear Mr. Manassee, The purpose of this letter is to inform you that RM59, (PK. Nail & Shiner in centerline Tahuya River Road) , approximately 2 . 77 miles north of the intersection of Belf air-Tahuya Road & Tahuya River Road, could not be located. A section of reinforcement bar was found in the general vicinity, quite possibly marking the position of the PK Nail & Shiner in question. From talking to a local resident, that section of Tahuya River Road was modified approximately 3 years ago, because of localized flooding of this section of the road. We did set a drill bit in power pole 59, 3 to 5 feet above rebar that was found. A level loop was run from this point to above referenced property, and an elevation of 69 .79 'NGVD @ building site was calculated. A 3/4" I .P. stamped RPLS 21410 was set. The mobile home will be checked, once set up so elevation of the floor level wi be 2 feet above calculated 69 . 79 'NGVD.
