MITIGATION RESTRICTIONS FOR LOGGING WITHOUT FILING CONVERSION
STATEMENT ON PARCEL #IS 32202-13-00030 AND 32202-13-00020 FOR THE
GUAVA TRUST PROPOSED SHORT SUBDIVISION
The below named owners of land described by parcel numbers
32202-13-00030 and 32202-13-00020, in Government Lot 2, Section 2 ,
Township 22 N; Range 3 W; W.M. ; located in Mason County,
Washington, (said tract being known as the proposed GUAVA TRUST
SHORT SUBDIVISION) , in return for short-subdivision approval do
hereby agree on behalf of themselves, their heirs and assigns to
encumber said realty by accepting the following restrictions which
shall run with the land:
MITIGATING CONDITIONS
1. All four lots of this proposed subdivision will create -
building envelopes that will not exceed 1 acre in size.
2 . There will be only one envelope per proposed lot.
' 3 . The placement of these building envelopes will not cover
any critical areas, i.e: wetlands, streams, or other
water bodies located within the boundaries of the
building envelopes.
4 . The land that is outside of the building envelopes of
each of the proposed lots of this short subdivision will
be placed in forestry conservation, in perpetuity.
5. The land placed within forestry conservancy in perpetuity
will not be cleared, graded, or disturbed other than for
he creation Of a single driveway Of sufficient width to
access each of the proposed building envelopes for the
proposed lots created by the short subdivision.
6. The single driveways will meet the standards set by Mason
County Fire Marshall and the Uniform Fire Code adopted by
Mason County, and the width standards therein.
7. The land set aside for forestry conservation will be
designated on the face of the proposed short plat.
8. This land designated as forestry conservation will not be
used as pasture, grazing area or any other uses other
than forestry conservation designation.
9. All structures, septic systems, septic tanks, and related
• development elements will be required to be placed within
the boundaries of the building envelopes.

. 10. The wells for each of the proposed short plats can be
placed outside of the boundaries of the building
envelope, but the location of each of the wells must be
as close as possible to the boundaries of the building
envelope as Mason County Environmental Service shall
allow.
