Dear Applicant: Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Allan Borden Land Use Planner Mason County Planning Department 7/28/2005 1 of 2 SP12005-00195 Site Inspection 7/28/2005 Case No.: SP12005-00195 Comments: Pre-inspection for Monte Hicks on July 13, 2005: The purpose of the pre-inspection was to evaluate issues related to the construction of a new single family residence on a 5.0 acre parcel near Lavendar Lane; access to the property is from the south or west. The parcel is well vegetated with evergreen and deciduous trees as well as shrub cover; and there is a natural slope, generally 5 to 8 percent, that is oriented southwest on the east side of the lot, and a ravine with a 20 percent slope in the western half of the property. Geotech Report / Landslide hazards: Generally, the slopes that are greater than 15 percent on the subject property do not show evidence of seepage or springs present, and thus no special geologic study is needed for development review. Zone Designation for the site: Rural Residential 5. The standard building setbacks for this zone are a 25 foot front yard setback (Willow Blue on southwest), and 20 foot side yard setback (lot line setbacks). Attention should be made that the new structures meet these setbacks. There is adequate area to locate a residence and garage and still maintain a safe distance from the slopes observed on site. These setbacks are measured from structures above grade such as roof overhangs (roof gutters), and other structures, including balconies, decks, heat pumps etc. Shoreline / stream setbacks: No shorelines or streams were observed on the property during site inspection, even in the ravine. Staff noted the applicant should make sure that the proposed residence is adequately setback from the proposed septic drainfield and well locations as specified by Mason County Environmental Health. General process: Future site development must include a site plan, showing all setbacks of all structures from the property lines, access points and other improvements; this plan will be needed for building permit application submittal.
