Introduction
Envirotech Engineering (Envirotech) has completed this maintenance report for a
proposed commercial redevelopment. The property is located at 750 East Dalby Road
(Lot 3 of Parcel 32232 43 00010)in Union, Mason County, Washington(Project).
Manual Purpose
The purpose of this manual is to provide the property owner with a general maintenance
plan in order to ensure the continued proper operation of all stormwater management
facilities associated with this project. Lack of maintenance could lead to local flooding,
water damage, excess pollution, and/ or costly repairs or replacements of property or
drainage systems.
Maintenance Responsibilities
Facility maintenance is ultimately the responsibility of the property owner. Currently,
stormwater maintenance responsibility for this property belongs to:

Maintenance Requirements
The following stormwater management facilities include provisions for inspection
procedures and necessary maintenance:
Permanent Vegetation
Permanent vegetation within the drainage swale shall be inspected regularly to insure
establishment and healthy growth. Vegetation shall be re-established, where necessary.
Vegetation may need to be periodically fertilized for continuous growth. Fertilization
shall be applied per manufacturers recommendations.

Drain Pipes
Drain pipes, including roof gutters should be inspected 3 times per year, and cleaned as
necessary. Overflowing gutters or catch basins are an indication of drain pipe or gutter
clogging. Drain pipes that become separated from the catch basins shall be repaired
immediately.

Definition: Separators are designed to remove oil and sediment from water before the
water is discharge to the storm drainage or sewer system. It is an underground
structure with above ground access for maintenance. It may have baffles (vertical
plates)or absorbent pads to retain floating oil. You need to identify which type of oil
water separator you have and if it discharges to stormwater or sanitary sewer.
