1.0 Introduction
Envirotech Engineering (Envirotech) has completed a soils report in conjunction with the
stormwater management plan for the South Shore Enterprises, LLC Buildings. The proposed
industrial development is located at 750 E Dalby Road (Lot 3 of Parcel 32232 43 00010) in
Union, Mason County,Washington(Project). See the Vicinity Map below for a general indication
of the Project location.

2.0 Project Information
Information pertaining to the Project was provided by Rick Buechel with South Shore
Enterprises, LLC. The property is currently developed land with an existing 5000 sf building,
7000 sf concrete slab that was utilized for a pre-existing warehouse, a driveway, parking areas,
on-site septic system and an off-site water well. The property has been recently divided from a
large lot to a parcel of approximately 5.78 acres in size. Existing land use near the Project
includes a mixture of commercial and residential development. The proposed development
includes constructing a 7000 square feet metal building within the existing concrete slab area,
improve the parking and driveways, and improve the site drainage. The existing building is
planned to be utilized as office space for four employees. The proposed metal building is planned
to be used for vehicle and equipment parking/ storage. See the accompanying stormwater
management plans for an illustration of current and proposed site features.
3.0 Surface Conditions
Information pertaining to the existing surface conditions for the Project was gathered on March
18, 2010 by Michael Staten, geotechnical engineer with Envirotech. During the site visit, site
features were documented that may influence the Project.
Past timber harvesting and vegetation clearing is apparent for this Project. Most of the property is

covered primarily with scotch broom. Native vegetation on nearby properties includes firs,
blackberry,and other trees and shrubs common to this area.
The area of development has mild grades with steps in the terrain of up to 3.5 feet. Ascending
grades are located to the northwest of the development with slopes ranging from less than 10%to
just over 40%. Descending slopes are generally to the east, with maximum grades of
approximately 20%.
4.0 Subsurface Investigation
Information on subsurface conditions pertaining to the Project was gathered on March 18, 2010
by Michael Staten, gcotechnical engineer with Envirotcch. Information on subsurface conditions
for the Project was accomplished by observing two test pit excavation to a depth of up to 3 feet
below the existing ground surface.Additional information on subsurface conditions was collected
by reviewing well logs originating from nearby properties, and reviewing published maps for the
vicinity of the Project. Appendix B has pertinent information on subsurface conditions for the
Project, including test pit logs.
Specifically, soils for this project were described utilizing the Unified Soil Classification System
(USCS)and the U.S. Department of Agriculture(USDA)Textural Classification System.
Soils within the upper 3 feet of natural ground were observed to be moist, brown, loose to
medium dense silty sand with gravel(SM).
Expanded and specific subsurface descriptions, other than what is provided in this section, are
presented in the soil logs located in Appendix B of this report.
According to the USDA Textural Classification System, the upper 36 inches of soil were
classified as sandy loam. Per the SCS classification, the site soils where drainage features will
exist were classified as Alderwood Gravelly Sandy Loam,Ab.
4.1 Infiltration Rates
According to the Stormwater Management Manual for Western Washington prepared by
the Washington State Department of Ecology Water Quality Program, infiltration rates of
the soils encountered at a depth of at least 42 inches below the ground surface is 4.14
inches/hour. This infiltration rate includes a factor of safety of 2,as recommended by the
stormwater manual. Percolation tests were not completed for this Project.
4.2 Groundwater
Per our site visit, groundwater was encountered at a depth of 3 feet below the existing
ground surface near anticipated stormwater outlet locations. Shallower groundwater, as
little as 12 inches below the ground surface, was observed directly downslope from
anticipated facilities.
5.0 Engineering Conclusions
The following sections present engineering assessments and conclusions concerning the proposed

development of the Project. These conclusions have been made available based on the planned
improvements as outlined in the Introduction Section of this report; general observations of
drainage and topography as summarized in the Surface Conditions Section; and, soil conditions
that were identified by the field investigation and soils testing as outlined in the Subsurface
Investigation Section. Conclusions for the Project that is provided herein, includes pertinent
information for landslide and erosion hazards.
It is apparent that the proposed redevelopment is within 300 feet of a landslide hazard area or its
associated buffer or setback as defined in the Mason County Resource Ordinance. It is reported
that a past geotechnical report has been prepared to address this slope.
Based on the soil classification of the Project soils, the near surface soils have a moderate
erodibility factor. Temporary erosion control measures may be minimal for this Project. This is
due to the small nature of this project, relatively minor grades within the planned disturbed areas,
and observed soil characteristics. Temporary erosion should include standard controls such as a
stabilized construction entrance and temporary sedimentation ponds. Permanent erosion control
should be employed for all applicable site features such as culvert inlets and outlets, surface areas
for traffic, and denuded areas. Additional erosion control measures may need to be employed
during and/ or after construction if selected erosion control measures are not performing as
expected, or required by the project engineer,County or other prevailing agency.
Erosion control information and specifications may be found in the "2005 Stormwater
Management Manual for Western Washington,"prepared by the Washington State Department of
Ecology Water Quality Program.
6.0 Closure
Due to the inherent natural variations of the soil stratification and the nature of geotechnical
subsurface explorations, there is always a possibility that soil conditions encountered during
construction are different than those described in this report. Therefore, it is recommended that a
qualified engineer observes and documents the construction, or Envirotech is promptly notified if
project and subsurface conditions found on-site are not as presented in this report so that we can
re-evaluate our recommendations.
This report presents a geological/geotechnical assessment, and is intended only for the owner, or
owners' representative. Furthermore, this report is only valid for the project information and
location described herein.
