Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you
will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments:
Inspection for Steve Lucarelli on Mar. 21, 2008:
The of th purpose the pre-inspection was to evaluate a proposal to
develop a single-family residence and outbuildings for contractor
equipment storage on the central part of two 5.0-acre parcels (PN
32136-22-00030 and PN 32136-22-00040). The property is
located along Cranberry Creek, a type S and F stream, and at the
end of Deer Creek Rd. Much of the property is partly cleared
forest land more than 200 feet from the creek. The parcel has a
general 10 percent slope to the east and southeast.
These findings state regulations in effect at the time of inspection,
unless noted otherwise. The site is in the Rural Residential 5
zone. Standard building setbacks for this area are a 25 foot front
yard setback, and 20 foot side and rear yard setback (lot line
setbacks). These setbacks are measured from structures or
projections above grade, such as roof overhangs or gutters,
balconies, stairs, decks, fuel tanks, storage buildings, or heat
pumps.
Resource Ordinance - Slope or Landslide hazards: There is a
general slope from north to south that does not exceed 15 percent
associated with the low natural shore adjacent to Cranberry
Creek. The applicant does not need a geologic study as part of
development review.
Resource Ordinance - Streams or Wetlands: Type 3 or type F
stream critical areas (recognized by state, county, or tribal
agencies) and associated vegetation were observed entering the
main portion of Cranberry Creek (Type S) during the inspection.
The stream setback for a type S or F stream is composed of a
150-foot vegetation buffer plus a 15-foot building setback closest
to the roof projection of a proposed structure. Any portion of the
new structure, including decks, balconies, and rooflines, must be
behind this setback line. The 15 feet toward the stream is an area
that may be used for lawns, patios or landscaping (development
at grade level). From that point toward the stream is considered
to be a required vegetated buffer and is regulated by the Mason
County Resource Ordinance Fish and Wildlife Habitat
Conservation Areas Chapter. Within this chapter are those
activities listed that can be done both with and without a Mason
Environmental Permit.
The potential proposal of residence and outbuildings and storage
areas will be well outside of the stream development setbacks
(165 feet). The business land use aspect can operate as a

cottage industry. IF the public comes to the property to receive
services and sales, a special use permit would be needed to
review the potential impacts of a commercial land use in the
vicinity of the parcel, and a pre-submission conference with
Mason County departments will assist you in the requirements to
establish this land use.
General process: Future site development for the parcel must
include a site plan, showing all setbacks from property lines,
stream shoreline, and existing improvements; this information will
be needed for building permit application submittal. Specific
County Code standards for future development may be found at
