This SEPA determination concerns a three lot short subdivision on a 15-acre parcel zoned
as Rural Residential 5. Prior to application the applicant had a wetland report of the
property performed. The report turned up nothing jurisdictional, but a follow up County
inspection found wetland indicators. A subsequent reexamination by the Wetland Corps
found two wetlands, a small Class III and a larger Class II in the SW corner of the
property.
WETLAND BUFFERS
Two wetlands are documented to exist on this site, a Class III and a Class II. The buffer
from the Class III is 60 feet (plus and additional 15 foot setback). The buffer on the Class
II wetland is 90 feet(plus the additional 15-foot building setback).

STORMWATER&EROSION CONTROL MEASURES
The applicant shall abide by the following stormwater and erosion control requirements:
* Stormwater and Erosion Control measures shall follow Washington State Department
of Ecology Best Management Practices (BMPs) for controlling construction/logging
runoff. Hay/straw, silt fences, etc. shall be implemented as needed.
* Escape of silty water or mud from the site shall be considered a violation of County and
State stormwater management regulations, and could subject the applicant(s)to civil fines
or penalties.
