As part of this department ' s review on your permit application, a
Resource Lands and Critical Areas (RLC) site inspection was performed on
your property. Below you will find comments made regarding the proposed
development and it ' s critical values .
In some cases, setbacks for development from steep slopes, streams,
wetlands, and waterbodies must be included in your specific proposal;
these setbacks are included as part of the comments listed below.

COMMENTS:
Inspected by DCD Staff, Grace Miller, on 7/31/96 . There is a wetland
located on the east side of the property that appears to be the headwaters
of a tributary stream to Cranberry Creek. There is a 50 ' vegetation area
required around this wetland and therefore it must be replanted with
vegetation around the perimeter in the area impacted by the clearing and
grading of the property. All structures must be located a minimum of 65
feet from this wetland, within its 100 feet management area. Enclosed
please find WETLANDS Chapter of Mason County Interium Resource Ordinance
with applicable requirements highlighted for your information. Your
Building Permit for mobile home has been conditioned per these
requirements and forwarded to other departments for their review.

1) "CUSTOM CONDITION" -- South East side of property contains a wetland that is regulated by the
Mason County Interim Resource Ordinance as a Critical Area. There is a required Management Area of
100' around the wetland. The Building setback from the wetland is 65' and a 50' Vegetation Area is
required. The wetland buffer is measured from the wetland edge, perpendicular and landward. Care
should be taken not to introduce exotic species of plant Life; to maintain wildlife habitat' to use
tillage patterns which will not cause erosion and siltation; provide for catchments to reduce rapid
runoff; and to use best management practices in agricultural operations, including the grazing of
Livestock. Vegetation area of 50' around perimeter of wetland shall be maintained in a natural
condition or replanted with vegetation of equal value to the wetland. Vegetation shall be managed,
activities involving root disturbance avoided, and cultivation of the soil Limited, to protect the
character and functions of the wetland. Management activities MAY INCLUDE the maintenance of
existing right-of-way; the harvesting of wild crops; the pruning of foliage; tree removal for
health and safety reasons; and minimal tree Limbing for view purposes. Where vegetation disturbance
has occured during construction, revegetation with native vegetation may be required. The area
disturbed during clearing around the wetland MUST be replanted with vegetation.

2) Erosion Protection -- ALL areas disturbed or newly created by construction activities shall be
seeded, vegetated or given some other equivalent type of protection against erosion.

3) Site Plan -- Approved per dimensions and setbacks on submitted site plan. ALL strcutures must be
Located a minimum of 65' from the wetland.

4) Sideyard Setback -- Proposed structure or any portion thereof greater than 30" in height from grade
line, must maintain a minimum of 5' setback from all property lines, easements and 10' from all
County and State Road right of ways.

5) Flammable & Combustible Liquids -- The use, handling and storage of hazardous materials or
flammable and combustible Liquids in excess of 10 gallons is not allowed without the approval of
the Mason County Fire Marshal.
