Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you
will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments:
Inspection for Joe Clerget & Jennifer Maestas on Dec. 7, 2004:
The purpose of the field visit was to review critical areas issues
and setbacks related to the development of a lot along Rainbow
Lake. The lot contains few trees, and has been modified
excavation and fill in the past. The adjacent wetland area that is
maintained by well waters consists of mainly exotic grass and
shrub areas. The lot has slopes at about 12% near the road then
becomes 5 to 8% slope. The wetland fits the Category III wetland
characteristics and the buffer is maintained as a mowed area.
The zoning designation for the site is Rural Residential 5.
Standard building setbacks for this zoning are a 25 foot front yard
setback, and 20 foot side and rear yard setback (lot line
setbacks). This lot is 90 feet in width; so the side yard setback
can be equal to 10 percent of the lot width or 9 feet from the side
property lines. These setbacks are measured from structures
above grade such as roof overhangs (roof gutters), and other
structures / appurtenances, including heat pumps etc.
Shorelines / buffers: Development setbacks and buffers are
required per the standards of the Mason County Resource
Ordinance. In this curved wetland edge situation, the buffer and
setback distance is based upon the category of wetland on site;
category III wetland requires a 50 foot buffer plus 15 foot building
setback and the 65-foot distance is measured from the high water
mark where water dependent plants are noted. Staff measured
these setbacks and found the west corner of the staked building
footprint is 5 feet too close to the wetland edge to the southwest.
From that west corner of building footprint, a distance of 52 or 54
feet was measured to the estimated northwest corner of the
property at the road easement (and along the west side property
line). The depth of a reasonable sized house and associated
drainfield could fit, so that the driveway to the proposed home
and/or garage could be located near the northeast corner of this
lot. A drawing by the planner included with these findings might
clarify this information.
The first 15-feet of the shoreline setback (common line) would be
considered a building setback area. Slabs at grade, landscaping
(lawn) etc. are permitted within the 15-foot building setback area.
The remainder of the shoreline setback / buffer would be the
wetland buffer. Tree limbing for views is also permitted. Any
new construction / additions would need to be located landward of
this wetland buffer line. Existing uses such as lawn, landscaping
etc. are vested to older regulations and may be continued in the

same manner as they currently exist.
Other critical areas: No other critical such as unstable slopes or
aquifer recharge areas were identified. If you have any questions
