Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you
will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments:
Pre-inspection for Paul Wildman on November 17, 2004:
The purpose of the pre-inspection was to evaluate issues related
to the new construction on an existing single family residence on a
0.31 acre parcel along Mason Lake Rd. in the Rainbow Lake Plat;
access to the property is from the northeast. The parcel has
evergreen and deciduous trees and shrub cover around the
existing residence; and there is a natural slope, generally 10 to 12
percent through the middle of the lot down to the wetland "lake".
Geotech Report / Landslide hazards: Generally on the subject
property, there are no steep slopes (greater than 15 percent) or
saturated conditions that would lead to sliding, and thus no
special geologic study is needed for development review of a
proposed home.
Zone Designation for the site: Rural Residential 5. The standard
building setbacks for this zone are a 25 foot front yard setback
(Agate Rd. on the south), and 20 foot side yard and rear yard
setbacks along lot lines. For a parcel 100 feet or less in width
may have a sideyard setback of 10 percent of the lot width or 6
feet for the subject property. A request for administrative variance
to each setback may be reviewed by Mason County if physical
features, such as lot depth and critical area slopes, streams, or
shorelines will constrain a reasonable development proposal, but
to no less than 5 ft. on the sides or 10 ft. at the road. Attention
should be made that the new structures meet these setbacks.
There is adequate area to locate an addition to the rear of the
garage and remodel the interior of the garage, and still maintain
an adequate distance from the wetland at the rear of the property.
These setbacks are measured from structures above grade such
as roof overhangs (roof gutters), and other structures, including
balconies, decks, heat pumps etc.
Wetland setbacks: A category III wetland was observed on the
property during site inspection. Staff measured a distance from
the potential building addition to the wetland edge as 116 feet
(that is, 104 ft. to the rear property line and at least 12 additional
feet to the wetland edge). The standard buffer and building
setback for development from a category III wetland is 65 feet.
No need to identify and mark the wetland edge if development
stays greater than the 65-foot distance from the wetland.
Staff noted the applicant should make sure that the proposed
development is adequately setback from the septic tank and
drainfield and the water supply locations as specified by the

Mason County Environmental Health.
General process: Future site development must include a site
plan, showing all setbacks of all structures from the property lines,
access points and other improvements; this plan will be needed
for building permit application submittal.
