Below you will find comments made regarding the proposed development and its critical values. This information is based on County and State regulations as they exist to date. Sincerely, Pam Bennett-Cummina Land Use Planner Mason County Planning Department 4/17/2002 1 of 2 RLC2002-00031 Resource Lands & Critical Area Site Evaluation 4/17/2002 Case No.: RLC2002-00031 Comments: Planning staff performed site review and met with Larry Allen of Beacon Homes, and Mark Carlson of Pacific Northwest Properties. At the site.we discussed whether the small draw which runs down through the parcels of Short Plat 2446 would be considered a stream by Mason County standards. Per our discussion during the initial site review on April 4, 2002, staff was concerned that the draw might be considered a Type V stream, but explained we would research the matter further. Based on further research we have determined that while the depression has an indented area along which water appears to drain at times, there is no "clearly defined channel" within that depression, as required under the DNR stream typing rules. While there may be a clearly defined channel further downstream, we do not feel the small draw on the site constitutes a typed stream. It is important to recognize, however that because water may flow in this depression at times of high rainfall, care should be taken to ensure the draw is not disturbed, and that during construction erosion and sedimentation control features are installed to protect the waters of the state. Zoning: the parcels are zoned Rural Residential 5 (1 unit per 5 acres). For residential development, frontyard setbacks are 25 feet (from road), sideyard and rearyard setbacks are 5 feet. 4/17/2002 2 of 2 RLC2002-00031
