Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Of Allan Borden Land Use Planner Mason County Planning Department 2/14/2005 1 of 2 SP12004-00301 Site Inspection 2/14/2005 Case No.: SP12004-00301 Comments: Pre-inspection for Donald Inzunza on Nov. 19, 2004: The purpose of the pre-inspection was to evaluate issues related to the construction of a new single family residence on a 2.30 acre parcel adjacent to Mason Lake Rd. south of the Lake Limerick subdivision. The parcel has been cleared of evergreen and deciduous trees and shrubs and has been graded to a slope of less than 5 to 12 percent. A drainage channel routing runoff water to the northeast has been created and the alignment maintained. Geotech Report / Landslide hazards: There are no steep slopes on the subject property (just 5 percent) and no special geologic study is needed for development review. The zoning designation for the site is Rural Residential 5. Standard building setbacks for this zoning are a 25 foot front yard setback, and 20 foot side and rear yard setback (lot line setbacks). Access to the property is from Mikkelson Rd. These setbacks are measured from structures above grade such as roof overhangs (roof gutters), and other structures / appurtenances, including balconies, decks, heat pumps etc. Shoreline / stream setbacks: No shorelines or streams were observed during site inspection. The drainfield area is adequately setback from the drainage channel. Staff noted the applicant should make sure that the proposed residence is adequately setback from the proposed well and septic drainfield locations as specified by Mason County Environmental Health. General process: Future site development must include a site plan, showing all setbacks from property lines, slopes and other improvements, will be needed for building permit application submittal.
