R'""RITIAL REVIEW APPLICATION In accordance with Washington.State's Growth Management Act, the Mason County Comprehensive Plan regulates the placement, expansion or modification of commercial, industrial and public facilities to certain areas of the county. In the interest of saving you time and money the Department of Community Development requires this initial review check list to be completed and reviewed by this department prior to the submission of any building permits. Unfortunately for the applicant, multi-family structures of any type are not allowed in an RA. However at the standard density of one unit per 5 acres, three residences could be built on this parcel . If built at the standard density the relationship between the various dwellings could be creative. The proponent would like to combine his parking and other facilities. Are there any prohibitions against this? Is there any prohibition against having three dwellings on a piece of property that are being used in a semi- institutional manner? The proposal is subject all other applicable regulations, including buffer yards. MMS 12/17 Puvc�l 44- 3213y-.,*y- ovao I talked with Mr. Epperson(with Grace) on 12-18-96. He was considering building up to three single-family houses on an existing 16.6 acre property in the Rural Area. The intent is to provide affordable housing (cost accessible) for older residents. It was not intended to be a group home or other time of special housing recognized in the development regulations and generally prohibited from the Rural Area. I told him that the regulations did not prohibit more than one SF house on a lot if the project met the density requirements; however, I noted the questions surrounding the order of invalidity by the Growth Management Hearings Boards. I said that we do not have a final determination of the affect of the order. If no new restrictions are placed on development as a result of the order than have been placed on land divisions, then his project n� should be able to proceed as single family residential use is a permitted use. ,f 672 elf � y .g 4j
