Dear Applicant: Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, A�4, " Allan Borden Land Use Planner Mason County Planning Department 10/19/2006 1 of 2 SP12006-00260 Site Inspection 10/19/2006 Case No.: SP12006-00260 Comments: The October 5, 2006 site visit was made for this BLA for existing series of five parcels. The proposed realignment of lot lines recognizes the existence of the area topography and access to Mason Lake Road and the existing separate access easement. The existing access road from Mason Lake Rd. provides ingress and egress to the newly shaped resultant parcels 4 and 5. The new parcels 1, 2, and 3 are positioned on the east side of Mason Lake Rd. New parcels 4 and 5 have frontage of the open-water wetland to the north and northeast; there is adequate land area for new development to leave more than 150 to 200 feet away from the edge of the wetland. The ten percent slope runs through the center of new parcels 2 and 3 and the northwest area of new parcel 4. The resultant parcels are of a size and configuration that should accomodate future residential development without the need for variance to standards. The key issue to note with this boundary line adjustment is the access from Mason Lake Rd. for the new parcels 1, 2, and 3. The county road is narrow along these three properties. Following discussions with County Public Works engineers, the existence of the curved alignment of Mason Lake Rd. and its intersection with McEwan Prairie Rd. are likely to pose problems with the individual ingress and egress to these properties. It is better to indicate on the BLA map a joint access to new parcel 1 and 2 at the point where a current access is established along the northwest point of new parcel 1; a dedicated easement could follow the north boundary of new parcel 1 and 2 to access new parcel 2. The access to new parcel 3 could originate from the northwest side of the current easement for new parcels 4 and 5. By joing these new easements, you can avoid creating new traffic hazards along Mason Lake Rd.. In addition, you can have the opportunity to direct development to the portions of the new parcels likely to be developed in the future and provide for future improvements to the alignment of Mason Lake Rd in this vicinity of the Rainbow Lake subdivision.
