The Geotechnical Assessment for JIM PEAVEY has been received and reviewed by the Planning
Department. The assessment was prepared by Curtis Cushman dated 8/20/2009.
Based on the certification provided by the licensed engineer/geologist, the referenced Geological
Assessment was prepared in general accordance with the requirements in the Mason County
Resource Ordinance, Landslide Hazard Areas 17.01.100.E.4. Mason County considers the review
valid until such time as scope of project, site conditions, and/or regulations change. Should the
scope of work, site conditions, and/or regulations change after the original review, then an
addendum from the original author of the assessment may be required to address these changes.
The assessment would only be re-reviewed if a permit for development were submitted after these
changes occur. Mason County does not certify the quality of the work done in this Geological
Assessment.

Geological Assessment, dated August 20, 2009 and entitled 395 E Stretch Island Road S, Grapeview, WA
meets all the requirements of the Mason County Resource Ordinance, Landslide Hazard Section, is complete
and true, that the assessment demonstrates conclusively that the risks posed by the landslide hazard can be
mitigated through the included geotechnical design recommendations, and that all hazards are mitigated in

GEOTECHNICAL TESTING LABORATORY
PURPOSE
This report summarizes the results of our geotechnical consulting services for the proposed single-family
residence. The single-family residence will be constructed on Stretch Island on a developed site facing east
overlooking Case Inlet. The assessment has been commissioned by Mike Zech of Zech Builders for Mr. Jim
Peavey. The parcel(1.05 acres) is irregular in shape,elongate east to west, and located along the east shore of the
island (see photo in "Site Conditions" below). The site is approximately 4.0 miles south of downtown Allyn,
Washington. The site will be accessed from East Stretch Island Road South by private road.

Our understanding of the project is based on our discussions with Mike Zech of Zech Builders. We understand
that the parcel is to be developed with a single-family residence. In general, grading is not expected as the house
will be built on its original footprint. The existing septic drain will be reused. The approximate layout of the site
is shown on the Site Plan,Figure 2.
The steepest slope measured onsite was approximately 35 percent maximum except at some low cuts. (The
parking area is very steep to the west, but this is on fill and does not represent the overall slope.) Mason County
requires that a geological assessment be prepared in accordance with the Critical Areas Ordinance under these
circumstances.
The Mason County Resource Ordinance Geologically Hazardous Areas(12-27-2006)contains the following:

Category d. Development proposed within 300 feet of areas with slopes between 15 percent (8.5
degrees) and 40 percent (21.8 degrees) will require a Geological Assessment, and may further
require a Geotechnical Report upon the findings of the assessment.

SITE CONDITIONS
The proposed building site is located in an area of limited residential development along the eastern side of
Stretch-Isaland overlooking Case Inlet(see aerial photos below).

At the project site, exploration was conducted on August 7, 2009 by Curtis D Cushman and Vijay Chaudhary.
The purpose of a site inspection was to physically observe the property and adjacent properties to identify any
recognized geologic conditions. Photographs and visual observations were documented. Site-specific features
were mapped and vegetation was noted.
This site is developed to the current configuration of roadway leading to the side of the hillside cabin and deck.
There is little landscaping.
The central portion of the site will be developed with a single-family residence. The site has a predominantly
eastern exposure and is vegetated with mature and immature evergreens and local foliage. Site elevations range
from approximately Sea Level to 80 feet. The site is approximately 20 feet above the water. The general
topography of the building site area indicates that drainage flows directly east toward Case Inlet. The site plan is
included as Figure 2.
No evidence of active surface erosion outside of minor slough on roadcuts was observed. No surface water flow
was observed onsite. No ponding of water was observed on the site. Slumping and sloughing was not observed
on site. No evidence of deep-seated slope instability was observed onsite. No seeps or springs were observed
onsite. Onsite trees were observed to be straight and vertical with the exception of a few near the parking area
that appear to be recently tilted. These do not affect the building site and pose no hazard to the construction. .

GEOLOGIC CONDITIONS
The slope material is composed glacial till(gravelly sand with silt). See description below.
The Geologic Map of Washington —Northwest Quadrant(2002) has mapped the geology as glacial till deposits
(Qgt)of continental glacial origin. The report reads:
Till— Unsorted unstrati ied f highly
ghly compacted mixture of clay, silt, sand, gravel, and boulders
deposited by glacial ice; may contain interbedded stratified sand, silt, and gravel. Includes part
of the Vashon Drift undivided.
i Qgt is also described as Vashon Till- Unsorted, unstratified, highly compacted mixture of clay,
silt, sand, gravel, and boulders deposited by glacial ice of the Puget lobe, gray, may contain
interbedded stratified sand, silt, and gravel; sand-size fraction is very angular and contains
abundant polycrystalline quartz, which distinguishes this unit from alpine till, cobbles and
boulders are commonly striated and(or)faceted, although unweathered almost everywhere, may
contain cobbles or small boulders of deeply weathered granitic rock
This is in keeping with the mapping of Molenaar and Nobles in the GEOLGY AND RELATED
GROUND-WATER OCCURRENCE, SOUTHEAST MASON COUNTY, WASHINGTON; Water-
Supply Bulletin No.29,Department of Water Resources, State of Washington, 1970,as follows:
Qvt(Till): cobbles and coarse gravel in matrix of fine sand, silt, and clay. Generally a compact,
unsorted mixture. Extensively underlies dr jft plains in thicknesses of a few feet to more than 50
feet.
The Qvt designation has been superseded by the Qgt.
SITE SOILS
The Web Soil Survey of the USDA has the soil on site incorrectly labeled as Rb, "rough broken soil." As this is
in common usage for landslides,and represents areas with slopes of 45%to 90%, it is not correct for this area.
The following soil is found nearby, and is most likely correct:
The Soil Survey of Mason County, Washington, USDA Soil Conservation Service(1960)has mapped the site soils
as Alderwood gravelly sandy loam, 5 to 15 percent slopes(Ab). The survey reads,
The Alderwood soils typically formed from mixed gravelly glacial till dominated by acid igneous
rock It occupies undulating to rolling moraines. In undisturbed areas, a 1- to 2-inch mat of
very dark brown, acid organic matter is on the surface. This grades to a thin, dark grayish-
brown, highly organic mineral soil. The surface soil consists of a friable, brown, medium acid
gravelly sandy loam 8 to 13 inches deep. It has a weak granular structure and contains
numerous rounded shot. Below the surface soil, to depths ranging from 18 to 24 inches, is a
pale-brown gravelly sandy loam that is very friable, is single grained, and contains small to
moderate amounts of shot.

Between this layer and the cemented till is a 3- to 10-inch layer of very pale brown gravelly
sandy loam. It contains no shot and is firmer but has the same texture as the layer above.
However, it is faintly to distinctly spotted and horizontally streaked with brown and yellow. The
cemented till consists of light-gray, gravelly sandy loam, and it normally occurs at depths
ranging from 24 to 32 inches. It is impermeable to roots and very slowly permeable to water.
The first few inches is usually laminated and streaked with reddish brown and yellow. Below
this, to a depth of many feet, the till is uniformly cemented, uniform light gray, and medium to
strongly acid. A thin mat of roots often lies over the till. The cemented substratum tends to
restrict the rapid downward movement of moisture.
They are described as having good natural drainage. Typically, there is no occurrence of a high
water table. Internal drainage is described as medium. An erosion hazard may exist if the
vegetation is removed, otherwise, the soil has a low erosion hazard in its present condition.
Cementation is usually present. The soils are not considered hydric.
Due to the previous development of the cabin, etc. these soils have likely been removed and will not be of
importance for the new construction.
SURFACE WATER CONDITIONS
No surface water flow was observed onsite at the time of site visit. No ponding of water was observed throughout
the site. No seeps or springs were observed onsite. Wetland vegetation was not observed at or near the proposed
building location. No upland wetlands were observed on or near the site. No water was observed at the time of
site visit.
GROUNDWATER CONDITIONS
Groundwater seepage was not observed at the proposed building location or throughout the site. Research of the
local wells indicates that depth to static groundwater is greater than 50-foot on the site.
DEPTH TO COMPETENT SOIL
The site is underlain,in general;by stiff to dense Alderwood, gravelly sandy loam(silty sand with gravel)and was
observed at the surface throughout the site. This is underlain by competent glacial till. The proposed building
location has no soil exposure as the footprint is covered by the existing building.
PAST SLOPE INSTABILITY
Surrounding the subject site, trees were observed to be straight and vertical. No indication of past instability was
discerned at the proposed building location. The tilted trees at the parking pad may be caused by pushed-over
material.

HISTORY OF LANDSLIDE ACTIVITY
There is no landslide mapped on and around the site based on the review of available maps and documents. The
site has been mapped Intermediate by the Coastal Zone Atlas Maps MA_13iith(CZAW). The map is provided at
the end of this report.
The Relative Slope Stability of the Southern Hood Canal Area, Washington by Smith & Carson (1977) has mapped
the site as Class 1. The survey reads:
Areas believed to be stable. Slopes generally less than 15 percent, but may be greater locally in areas too small to
be shown in the map scale. Largely comprises rolling uplands underlain by very stable material such as young
glacial till, mantles in places by a thin layer of sandy gravel or other permeable material, also includes flood
plains, deltas, alluvial fans, and some beach deposits. Class 1 areas immediately adjacent to steep slopes of class
3 areas may be threatened by potential landsliding. Normal,proper engineering practices generally are adequate
to insure stabilities in these areas.
POTENTIAL FOR LANDSLIDE ACTIVITY
The Liquefaction Susceptibility Map of Mason County, Washington by Palmer, Magsino, Poelstra, Bilderback,
Folger, and Niggemann(September 2004)maps the site area as having a very low liquefaction potential.
The Site Class Map of Mason County, Washington by Palmer, Magsino, Bilderback, Poelstra, Folger, and
Niggemann(September 2004)maps the site area as site class C. Site class C is a stiff soil.
RECOMMENDATIONS
This assessment has found no conditions that would preclude construction on this site.
There is no evidence of soil erosion or deposition onsite to suggest that the site should be included in the Erosion
Hazard Area designation. Proposed activities and site conditions for the development do not warrant a more
comprehensive Geotechnical Report. We recommend no further action is needed unless areas of concern are
unearthed during construction or damage ensues from removing vegetation. To minimize erosion and
sedimentation,we recommend that vegetation remain or be cultivated in areas outside the building location.
If there are any changes in the loads, grades, locations, configurations or types of facilities to be constructed, the
conclusions and recommendations presented in this report may not be fully applicable. If such changes are made,
we should be given the opportunity to review our recommendations and provide written modifications or
verifications,as appropriate.
Changes to the Mason County Code require our firm to revisit the subject site prior to development, if six months
has elapsed,to ensure the conditions are in agreement with our original report.
