Case No.: RLC2000-00010 Parcel No.: 220294200010 Dear Applicant: As part of this department's review of your permit application, a Resource Lands and Critical Areas (RLC) site inspection was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from steep slopes, streams, wetlands and waterbodies must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, La—nTU e Planner Department of Community Development Comments: 3/22/2000 1 of 2 RLC2000-00010 Site was inspected on January 27, 2000 by Planner, Grace Miller. It appears that the area was a forested wetland which was loggd within the last few years. Upland vegetation is mixed with what appear to be wetland plants over a large portion of the property. When the access road/driveway was installed, it cut through what was either the wetland drainage or a possible Type 5 stream. Attempts have been made to keep this water in the ditch alongside the access road but when I was there during winter months it was making it's way across the cul-de-sac at the east side of the property. Staff would recommend that a Wetland Consultant be hired to categorize the wetlands on the property using the Mason County Resource Ordinance Wetlands Chapter. Afterward, staff will review the consultant's categorization report to determine the appropriate setbacks for a residential structure from the wetland which occurs on this and adjacent properties. Enclosed please find the Wetland Chapter of the Resource Ordinance and a list of consultants in the area. If I can be of any further assistance, please let me know. I apologize for this written finding to have taken so long to get to you. It is pretty much the same information that you and I discussed at the counter the day you were in the office. It appears to be a regulated forested wetland to me and you had thought so too but you will need to hire a specialist for us both to know for sure.
