will find comments made regarding the proposed development and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal; these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments:
Pre-inspection for Darrell Chamberlin on March 14, 2007:
The subject parcel is on the south side of McEwan Prairie Rd., is
2.05 acres in size, and is generally sloped away from the county
road. The site is recently cleared of evergreen and deciduous
trees and shrubs. There is a runoff dispersion ditch located by
County Public Works through the east side of the parcel to
address seasonal runoff. Access from the county road would
enter at the northeast area of the lot. The applicant intends to
build a new residence and septic system at the center of this lot,
and outbuildings in the east area.
The property is located in the Rural Residential 20 zone. Standard
building setbacks for this zone set forth a front yard and Road
right of way setbacks of 25 feet from the edge of easement, and
20 foot side yard and rear yard setback. These setbacks are
measured from portions of structures above grade such as roof
overhangs, stairs, decks, balconies, fuel tanks, and heat pumps.
Streams /wet areas: No typed streams were observed, although
the dispersion ditch for seasonal runoff could affect placement of
proposed improvements. Use of an adequate sized (24 to 36
inch) culvert to cross the ditch will be important in accessing the
east one-third of lot with the west two-thirds of the property. This
should be coordinated with the review of a Public Works road
access permit to the property.
Other critical areas: No slope in excess of 10% exist on the
property, so a geologic study would not be needed to review the
proposed home, outbuildings, and septic system. No wetland is
present close enough to merit development setbacks and buffers
from the edge of such critical areas.
General process: A site plan (showing all setbacks from property
lines, wetland areas, existing structures, and other improvements)
will be needed for building permit application submittal.
