HomeMy WebLinkAboutSPI2023-00021 - SPI Inspections - 3/8/2023 MASON COUNTY COMMUNITY SERVICES Building,Planning,Environmental Health,Community Health Site Pre-inspection Notes Project#: SP12023-00021 for tax parcel 321331090012 Date of Site Visit Meeting: March 8,2023 Zoning:The zoning designation for the site is Rural Residential 5 (11115). Standard setbacks for this zone are a 25-foot front yard setback and a 20-foot setback for side and back yards.The front yard refers to the lot line adjacent to the property access, including access easements.When the lot width is less than 100 feet,setbacks would equal 10%of the lot width. If the lot meets certain criteria, an administrative variance may be submitted to request a reduction in the required setbacks (minimum of 5 feet for sides and 10 feet for front and rear). Other setbacks may apply when critical areas are present,see below. The setbacks are measured from structures above grade such as roof overhangs (roof gutters), and other structures/appurtenances, including heat pumps,etc. The height limit per Mason County Code (MCC) 17.04.224.0 is 35 feet. Streams:A type Ns stream (nonfish habitat with dry periods or seasonal water flows) is located on the southern portion of the property.The stream buffer is 75 feet plus a 15-foot building setback for a total of 90 feet. Buffers shall be retained in their natural condition. Please see the following link for additional information. 8.52.170 The destruction or alteration of Fish and Wildlife Habitat Conservation Area's or their buffers through removal, excavation,grading,dumping, discharging,or filling of any material;clearing;shading; intentional burning;vegetation removal (terrestrial,freshwater,or marine); planting of non-native vegetation that would alter the character of the FWHCA or buffer;or the construction or placement of structures or increasing the structural footprint shall undergo mitigation sequencing and shall require a habitat management plan. NOTE:The stream is not depicted on the Mason County GIS map. However,the stream is typed on the Wild Fish Conservancy Watertyping survey map. Stormwater Management:The project shall conform to the small parcel stormwater management requirements. A small parcel stormwater application is required for properties creating 2,000 square feet of new impervious surface. Forest Practice Permit: A Type IV general forest practice approval permit may be required through Mason County Planning Department (MCC Title 11) if the subject parcel exceeds two(2) acres in size. Exceptions to this rule apply when the volume is under 5,000 board feet in 12 months for personal use; OR when limited to trees that are within 1 and 1/2 tree lengths from a structure. Otherwise,the applicant shall obtain a forest practices(FPA)approval permit.
