SETBACKS, ETC. Dear Applicant: Pursuant to your application, a site pre-inspection (SPI)was performed on your property. Below you will find comments made regarding the proposed development and its critical values. In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must be included in your specific proposal; these setbacks are included as part of the comments listed below. This information is based on County and State regulations as they exist to date. These regulations may change and may affect the requirements for development of the subject property. Sincerely, Scott Lonaanecker Land Use Planner Mason County Planning Department 6/1/2004 1 of 2 SP12004-00134 Site Inspection 6/1/2004 Case No.: SP12004-00134 Comments: Pre-inspection for Bruce and Marlys Selleg: Zoning: The property is located in an area with a Rural Residential 5 zoning designation. Standard building setbacks for this zoning are 20-foot side and rear setbacks with a 25-foot front yard setback. Other setbacks can apply when critical areas are present such as streams, wetlands, steep slopes etc. The lot is heavily forested, contains some steep slopes and has a cleared and leveled building site. The southwest boundary of the lot appears to be Johns Creek. The shoreline designation within 200-feet of Johns Creek is Rural, however the building site appears to be located outside of shoreline jurisdiction. Landslide hazard areas: Due to the steep slopes on or adjacent to the site, over 15%, development of the property would require that a Geological Assessment be provided prior to permit issuance in accordance with the enclosed Landslide Hazard Ordinance, section EA. This document would be prepared by a state licensed engineer, geologist or geotechnical engineer. A least 2-3 copies should be provided along with a building permit application. The Assessment should also need to address erosion control, vegetation and storm water management. The assessment must state that hazards related to landslide hazard areas can be overcome in such a manner as to prevent harm to property and public health and safety, and must also assure the project will cause no significant environmental impact. See Mason County Code 17.01.100, E7. If through the Geological Assessment it is found that slopes within 300 feet of the project site exceed 40% a Geotechnical Report may be needed (see section E. 5 of enclosed ordinance). Critical Aquifer Recharge Areas (CARAs): The site is mapped as being in or near a category II CARA. Prior to building permit issuance a CARA title notification (enclosed) will need to be completed and recorded with the Mason County Auditor. Streams wetlands: No streams or wetlands were identified near the building site, however there is a 165-foot buffer/ setback from Johns Creek. No other critical areas were identified on site.
