Permits must make some progress every six months. If you intend to keep this permit active, you need to contact me within ten (10) working days from the date of this letter. In order to complete the building department review additional information will be needed which is listed below. PLAN REVIEW REQUIREMENT COMMENTS: 1. The proposed building plans quote the Washington State Amendment to the 2006 International Building Code, Section 903.2.7. Even though the exemption does not apply to the code in effect at this time the Fire Marshal's Department and the Building Department approve the use of the amendment as an alternate method. In order to qualify for the exception all of the following conditions apply: 1)The Group R fire area is no more than 500 square feet and is used for recreational use only. 2)The Group R fire area is only one story. 3)The Group R fire area does not include a basement. 4)The Group R fire area is no closer than 30 feet from another structure. 5)Cooking is not allowed within the Group R fire area. 6)The Group R fire area has an occupant load of no more than 8. 7)A hand held(portable)fire extinguisher is in every Group R fire area. In order to qualify as an approved fire area,fire walls complying to the 2003 International Building Code(IBC) Section 705 shall be required. Referencing Table 705.4,a 2-hour fire-resistive rated separation with vertical, horizontal,and opening protection installed in accordance to the referenced section is specified. Please provide details of an approved,tested assembly demonstrating compliance to the required 2-hour protection. Note that vertical continuity shall extend up to the roof. Be sure to include the location of the assembly including separation between all rooms. The proposed truss design and engineers specifications shall address the additional load created from the required separation. Also note that all openings shall be a part of the tested assembly. Opening protection shall be in accordance to IBC Table 715.3,in this case,at least a I '/Z hour assembly. The assembly shall include all components of the opening. Please include details,information and the location of proposed openings Also,in order to comply with the exception,portable fire extinguishers shall be located in every fire area. Please identify the location of required fire extinguishers. 2) The following refers to exiting requirements listed in Chapter 10: a) Referencing IBC,Table 1014.1,spaces exceeding 10 occupants shall have more than one exit.At least one additional exit will be required where sleeping rooms access the multipurpose rooms. b) Referencing Section 1011.1,exit signs are required. Please identify the location on the proposed building plans. c) Please verify that the separation of exits complies with Section 1014.2,and that exits will not be obstructed by providing an analysis of the distance referencing Section 1014.2.1 and a floor plan showing the location of anticipated tables or other furnishings in all rooms. This information will also be needed to verify travel distance,aisle width,and the unobstructed egress path. d) All exit doors shall swing in the direction of travel when serving an occupant load of 50 or more. As proposed at this time the exit door located in one of the multipurpose rooms would need to swing in the direction of travel. e) Section 1006 specifies that the means of egress shall be illuminated. Please provide information demonstrating that the means of egress relating to the multipurpose rooms will comply. 3) Please provide documents demonstrating compliance to the 2004 Washington State Energy Code(WSEC)and Ventilation &Indoor Air Quality Code(VIAQ). A copy of the prescriptive tables from WSEC Table 6-1 is enclosed. In addition the common areas shall comply with the lighting requirements specified in Chapter 15,or 1-watt per square foot. Please provide a lighting schedule and lighting plan. The VIAQ requires that all guest rooms be provided with a whole-house ventilation system. Please provide information describing the proposed system and location of proposed components. 4) The plans show that two rooms in each bunkhouse will be designated accessible rooms. Referencing Section 1109.14 25%of the guest rooms shall be accessible. Each bunkhouse proposes 10 guest rooms. At 25%there shall be at least 10 guest rooms designated(4 buildings at 10 guestrooms per building @25%=10). Please identify locations of additional accessible rooms. The multi-purpose rooms shall also be accessible. Please verify that an accessible route,landings and door hardware comply accessibility requirements. In addition please provide details and elevations showing that exit doors have proper landings,thresholds,and if steps are needed,that steps and ultimate discharge complies with IBC Chapter 10 To complete an engineered analysis your design professional will need the following information: Snow load: 25 psf Wind load: 85 mph,exp"B" Seismic zone: DI When you have compiled the requested information please submit it to the Mason County Building Department,attention D.
