in Grapeview WA. I met with Richard to discuss the scope of work for this visit and reviewed to the onsite plans and details.
The scope of work as discussed is to perform special inspection on the bolted connections identified above.
I accessed the bolted connections by man lift and noted the faying surfaces are in firm contact, and the bolt assemblies where
matched marked and turned two thirds(2 Flats). I verified the bolt assemblies are unable to turn without the use of a wrench. No
ftirther observations
I informed Richard with Ubiq, LLC of the result from the observations made during this visit.
To the best of my knowledge,the above WAS performed in accordance with the approved plans,specifications and regulatory requirements.

CONDITIONS
When parcel development requires direct access to county road(s), a Road Access Permit or Approval must be granted by
the Mason County Department of Public Works. For more information contact Public Works, at (360) 427-9670, ext. 450 or
100 W Public Works Dr. Shelton. The building permit will not be finaled until the permit holder can show proof that the
access permit from Public Works has been finaled and approved.
Concrete encased grounding electrodes must be installed and used at each new building or structure that is built upon a
permanent concrete foundation. In Mason County the electrical code is regulated by Washington State Department of Labor
& Industries (L&I).

The international code requires a fire apparatus access road for every facility, building, or portion of a building that is more
than 150' from an approved access road. Roads are required to meet the minimum Mason County Fire Marshal standards
for Fire Apparatus Access Roads up to the point where such roads connect with a county maintained public road or to
another fire apparatus access road which connects to a county maintained public road.
All permits expire 180 days after permit issuance, or 180 days after the last inspection activity is performed. The Building
Official may grant a one time extention of 180 days, upon the receipt of a written extension request prior to permit expiration.
Letter must indicating that circumstances beyond the control of the permit holder preventing action from being taken. No
more than one extension may be granted.
* All building permits shall have a final inspection performed and approved by Mason County Building Department prior to
permit expiration. The failure to request a final inspection or to obtain approval will be documented in the legal property
records on file with Mason County as being non-compliant with Mason County ordinances and building regulations.
" All RED stamped approved plans are required to be on-site for inspection purposes. If an inspection is called for and
plans are not available on site, then approval will not be granted. In addition, a re-inspection fee (refer to current fee
schedule, minimum 1 hour) will be charged and must be collected by the Building Department prior to any further inspections
being performed or approvals granted.
` Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries,
Contractor Compliance Division. There are potential risks and monetary liabilities to the homeowner for using an
unregistered contractor. Further information can be obtained at 1-800-647-0982. The person signing this condition is either
the homeowner, agent for the owner or a registered contractor according to WA state law.
Owner/Agent is responsible to post the assigned address and/or purchase and post private road signs in accordance
with Mason County Title 14.28 and 14.17.
The stamped approved site plan is required to be on-site for inspection purposes. If an inspection is requested and the
approved site plan is not on site, approval will not be granted. In addition, a re-inspection fee (refer to current fee schedule,
minimum 1 hour)will be charged and shall be collected by the Building Department prior to any further inspections being
performed or approvals granted.
The foundation/footing must be placed on undisturbed, firm-native soil.

CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING
DEPARTMENT AND THE ADOPTED BUILDING CODE.
The construction of the permitted project is subject to inspections by the Mason County Building Department. All
construction must be in conformance with the international codes as amended and adopted by Mason County. Any
corrections, changes or alterations required by a Mason County Building Inspector shall be made prior to requesting
additional inspections.
* By definition, propane tanks and heatpumps are structures, which must meet setback conditions. Please check your
"Approved Site Plan" to ensure these structures meet the setback conditions listed.
* All construction must meet or exceed all local and state ordinances in addition to the International Codes requirements as
adopted and amended by Mason County and the State of Washington. Occupancy is limited to the approved and permitted
classification. Any non-approved change of use or occupancy would result in permit revocation.
* All property lines shall be clearly identified at the time of foundation inspection.
* All changes to "approved" building plans that effect compliance with the international codes as amended and adopted, or
any other Mason County ordinance or regulation, must be reviewed and approved by Mason County prior to construction.
* WIND LOADS - Roof coverings shall be designed and tested to withstand the maximum basic wind speed. The basic wind
speed for Mason County is 85 MPH.
* Pressure treated wood manufactured after January 1, 2004 may contain high concentrations of copper which could quickly
corrode metal fasteners, connectors, and flashing. Install metal connectors approved for contact with the new types of
pressure treated material.
* Approved per dimensions and setbacks on submitted site plan. Setbacks are measured from the furthest projection of the
structure.
* REQUIREMENTS FOR ROOF COVERINGS. Roof coverings shall be applied in accordance with the applicable
provisions of the current code and the manufacturer's installation instructions.
A drip edge shall be provided at eaves and gables of shingle roofs.
* All surface water and potential runoff must be controlled on site and shall not adversely affect any adjacent properties nor
increase the velocity flow entering or abutting to any state or county culverting/ditching system or road way.
* Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and
MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either
private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an
existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance
and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting
from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any
construction which is proposed to be located within 25' of a Mason County road right of way, it is suggested to contact that
office to review future planned work which may affect your project.
* All other necessary permits from Mason County, Washington State and/or Federal Agencies that are required for this
proposed development and construction must be obtained PRIOR TO SAME DEVELOPMENT AND CONSTRUCTION.
* Any changes in proposed construction shall be reviewed by the engineer or architect of record and submitted in writing to
the Mason County Building Department prior to construction. All engineering and/or architectural documents are a part of
the approved set of plans and shall remain attached thereto. If documents are removed, approval will not be granted. In
addition, a re-inspection fee (refer to current fee schedule, minimum 1 hour)will be charged and shall be collected by the
Building Department prior to any further inspections being performed or approvals granted.

* In addition to the inspections required in IBC, Section 110, the owner, the engineer or architect of record acting as the
owner's agent shall employ one or more special inspectors who shall provide inspections during construction on the types of
work listed under Chapter 17 and as specified by the design professional. The special inspectors duties & responsibilities
shall be as specified in Chapter 17.
Special inspection reports shall be submitted to the Mason County Building Department, 615 W Alder St, Shelton WA98584
and available for inspection. Inspection reports shall be completed and submitted to the dept. in a timely manner and shall
be submitted prior to the framing and final occupancy inspections.
* Compliance with an approved Storm Water Plan shall be subject to an on site inspection, or inspections, by the engineer
of record or an authorized representative. Said inspection(s) shall be performed in accordance with the approved plan, and
prior to any modification that would make a determination of compliance impossible.
Inspection reports and as-built drawings shall be submitted to verify all engineering requirements have been completed in
accordance with the approved storm water plan. Reports shall be submitted to the Mason County Department of Community
Development prior to each corresponding inspection and final permit approval. Copies of all special inspection reports shall
be made available at time of inspection.
* The use, handling and storage of hazardous materials or flammable and combustible liquids in excess of 10 gallons is not
allowed without the approval of the Mason County Fire Marshal.
* Parking shall be sufficient for standard parking stalls (9 feet by 20 feet) and handicap parking stalls (12.5 feet by 20 feet)
with sufficient maneuvering aisles. Handicap stalls shall be of a smooth surface at level or ramped to entry, located closest
to the building entry, and shall be signed with the International Symbol of Access. Screening from adjacent residential
properties is required.
* Retaining walls needed to support a surcharge such as structures, roads, or to support slopes, shall require a separate
building permit and approval prior to construction of the retaining wall.
* A Class "A or B" roof assembly shall be installed and verified by manufacturer specifications during the inspection of this
project.

* All slabs within the heated space shall be insulated to a minimum R-10 for at least 24". Monolithic slabs shall be insulated
around the perimeter from the top of the slab to the bottom of the footing. If slab is heated then entire slab and perimeter are
to be insulated to an R-10.
* This structure is limited to U-occupancy use only (private garages, carports, sheds, and agricultural buildings.) Any other
use will be in violation of the international codes and Mason County Regulations unless a "Change of Use" permit is applied
for, reviewed and approved.
* PORTABLE FIRE EXTINGUISHERS:
Install 2A10BC fire extinguishers with a maximum travel distance of 75 feet in any direction mounted no more than 60 inches
above the floor to the top of the unit. Portable fire extinguishers shall be maintained and inspected annually.
* A key box/Knox box is required to be installed in accordance with the 2015 International Fire Code Section 506. Please
contact your locate Fire Authority for more information and to discuss inspections for installation of the lock box system.
* Storage racks greater than 59" and up to 8'0" in height shall be installed in accordance to manufacturer specifications for
seismic attachment. When seismic attachment is not provided by the manufacturer an engineered design and attachment
details shall be required. Installation specifications or engineer's design shall be available during inspections performed by
the Mason County Building Department.
Storage racks greater than 8-ft in height shall require an engineer's design addressing seismic conditions and attachment.
In addition, storage racks 8-ft tall or more shall require special inspection performed by the design professional or an
approved representative. The special inspection report and engineered design shall be provided to the Mason County
Building Department for approval prior to the final occupancy inspection.

In accordance with Washington State Energy Code Section C405.2.1 Occupancy sensor controls shall be installed to
control lights in the following space types: 1. Classroom/lecture/training rooms 2. Conference/meeting/multipurpose rooms.
3. Copy/print rooms 4. Lounges 5. Employee lunch and break rooms. 6. Private offices. 7. Restrooms. 8. Storage rooms. 9.
Janitorial closets 10. Locker rooms 11. Other spaces 300 square feet or less that are enclosed by floor-to-ceiling height
partitions. 12. Warehouse spaces.
Occupant sensor controls (WSEC Section C405.2.1.1) shall comply with the following: 1. Automatically turn off lights within
30 minutes of all occupants leaving the space. 2. Be manual on or shall be controlled to automatically turn the lighting on to
not more than 50 percent power. Exception: Full automatic-on controls shall be permitted to control lighting in public
corridors, stairways, restrooms, primary building entrance area and lobbies, and areas where manual-on operation would
endanger the safety of security of the room or building occupants. 3. Shall incorporate a manual control to allow occupants
to turn lights off.
Washington State Energy Code Section C405.2.1.2 Occupant Sensor control function in warehouses. In warehouses, the
lighting in aisleway and open areas shall be controlled with occupant sensors that automatically reduce lighting power by not
less than 50 percent when the area are unoccupied. The occupancy sensor shall control lighting in each aisleway
independently and shall not control lighting beyond the aisleway being controlled by the sensor.
All Mechanical is deferred. Must be submitted and approved prior to installation/cover. Must submit WSEC documents,
spec sheets, layout and Plumbing and Mechanical Application.

C103.2.1 Building thermal envelope depiction. The building's thermal envelope shall be represented on the construction
documents
C402.5 Air leakage—thermal envelope (Mandatory).
The thermal envelope of buildings shall comply with Sections C402.5.1 through C402.5.8
C402.5.1 Air barriers. A continuous air barrier shall be provided throughout the building thermal envelope. The air barriers
shall be permitted to be located on the
inside or outside of the building envelope, located within the assemblies composing the envelope, or any combination
thereof. The air barrier shall comply with
Sections C402.5.1.1 and C402.5.1.2.
C402.5.1.1 Air barrier construction. The continuous air barrier shall be constructed to comply with the following:
1. The air barrier shall be continuous for all assemblies that are the thermal envelope of the building and across the joints
and assemblies.
2. Air barrier joints and seams shall be sealed, including sealing transitions in places and
changes in materials. The joints and seals shall be securely installed in or on the joint for its entire length so as not to
dislodge, loosen or otherwise impair its ability to resist positive and negative pressure from wind, stack effect
and mechanical ventilation.
3. Penetrations of the air barrier shall be caulked, gasketed or otherwise sealed in a manner compatible with the construction
materials and location. Joints and seals associated with penetrations shall be sealed in the same manner or taped or
covered with moisture vapor-permeable wrapping material. Sealing materials shall be appropriate to the construction
materials being sealed and shall be securely installed around the penetrations so as not to dislodge, loosen or otherwise
impair the penetrations' ability to resist positive and negative pressure from wind, stack effect, and mechanical ventilation.
Sealing of concealed fire sprinklers, where required, shall be in a manner that is
recommended by the manufacturer. Caulking or other adhesive sealants shall not be used to fill voids between fire sprinkler
cover plates and walls or ceilings.
4. Recessed lighting fixtures shall comply with Section C402.5.8. Where similar objects are installed which penetrate the air
barrier, provisions shall be made to maintain the
integrity of the air barrier.
5. Construction documents shall contain a diagram showing the building's pressure
boundary in plan(s) and section(s) and a calculation of the area of the pressure
boundary to be considered in the test.

C402.5.1.2 Building test. The completed building shall be tested, and the air leakage rate of the building envelope shall not
exceed 0.40 cfm/ft2 at a pressure differential of 0.3 inches water gauge (2.0 Us x m2 at 75 Pa) at the upper 95 percent
confidence interval in
accordance with ASTM E 779 or an equivalent method approved by the code official. A report that includes the tested
surface area, floor area, air by volume, stories above grade, and leakage rates shall be submitted to the building owner and
the Code Official. If the tested rate exceeds that defined here, a visual inspection of the air barrier shall be conducted, and
any leaks noted shall be sealed to the extent practicable. An additional report identifying the corrective actions taken to seal
air leaks shall be
submitted to the building owner and the Code Official and any further requirement to meet the leakage air rate will be
waived.
1. Test shall be accomplished using either(1) both pressurization and depressurization or (2) pressurization alone, but not
depressurization alone. The test results shall be plotted against the correct P for pressurization in accordance with Section
9.4 of ASTM E779.
2. The test pressure range shall be from 25 Pa to 80 Pa per Section 8.10 of ASTM E779, but the upper limit shall not be less
than 50 Pa, and the difference between the upper and lower limit shall not be less than 25 Pa.
3. If the pressure exponent n is less than 0.45 or greater than 0.85 per Section 9.6.4 of ASTM E779, the test shall be rerun
with additional readings over a longer time interval
" Accessible parking spaces shall be provided in accordance the 2015 International Building Code Section 1106 and
constructed in accordance with Section 1101.2/ICC Al 17.1. Accessible parking spaces shall be provided in accordance with
Table 1106.1 as follows:
1 to 25 total parking spaces requires not less than one accessible parking space
26 to 50 total parking spaces requires not less than two accessible parking spaces
51 to 75 total parking spaces requires not less than three accessible parking spaces
76 to 100 total parking spaces requires not less than four accessible parking spaces

Construction and design shall be completed in accordance with ICC Al 17.1, Section 502. Accessible parking spaces shall
be located on the shortest accessible route of travel from adjacent parking to an accessible building entrance. Car parking
shall be not less than 96-inches wide and access aisles not less than 60-inches wide shall be properly marked. Parking
surfaces shall be firm, stable, and slip resistant material and shall not be steeper than 1:48. Accessible parking spaces shall
be clearly identified by signs containing the International Symbol of Accessibility placed not less than 60-inches above
ground surface, measured from the bottom of the sign.
At least 5% but not less than one storage unit shall be accessible to persons with disabilities, Accessibility design shall
apply to parking, signage, entrance/exit.
Exit/entrances shall be provided with a landing with not more than 1/2-inch threshold height, 5-ft x 5-ft landing, and door
hardware that meets or exceeds accessible requirements.
Handles, pulls, latches, locks and other operable parts on accessible doors shall have a shape that is easy to grasp with one
hand and does not require tight-grasping, pinching, or twisting of the wrist to operate.
Ramps shall comply with ICC/ANSI 117.7, section 405 including a running slope not steeper than 1:12 and be provided with
edge protection and handrails

Accessible routes within the site shall be provided from public transportation stops, accessible parking, and accessible
passenger loading zones and public streets or sidewalks to the accessible building entrance served.
Provisions for the accessible route shall be designed in accordance to ICC A117.1. Slopes shall not exceed 1:12 and shall
be continuous and unobstructed that consist of walking surfaces and marked crossings at vehicular ways. The route shall be
at least 36-inches wide, except at doorways. When a route turns around an obstruction the width shall be at least 48-inches
wide. A clear space of at least 60-inches by 60-inches shall be provided at intervals of 200-feet or less for passing. Curb
ramps shall be at least 36-inches wide with a maximum slope of 1:12 horizontal with flared sides in accordance to ICC
A117.1
* Where parking is provided the number of accessible parking spaces shall be provided in compliance with IBC Table
1106.1. Where the total parking spaces provided are 1 to 25, not less than one accessible parking space shall be provided.
The accessible parking space shall be located on the shortest accessible route of travel from adjacent parking to the picnic
and playground area.
The accessible parking space shall be constructed in accordance with ICC/ANSI A117.1-2003, Section 502. A copy of the
specifications is attached to the approved construction plans. The accessible parking space shall be marked, not less than
96-inches wide and shall extend the full length of the parking space. The accessible space shall be identified by approved
signage that display the international symbol of accessibility not less than 60-inches above the floor of the parking space,
