This site is within 300 feet of a steep slope. Under Potential Landslide Hazard Area chapter 17.01.100 of Mason County's Resource Ordinance, this project (and your future homesite ) will need a Geotechnical Report, which can be done by either a licensed engineer with experience in local soils, slopes and geology, or by an Engineering Geologist. A copy of the chapter is enclosed with the relevant areas highlighted. You should be aware that it is to your benefit to make sure the report writer provides a report that meets all the criteria in the chapter, the first time around. This report then goes out to an independent reviewer, to be evaluated for consistency with the Chapter. The review cost is added to the building permit fees for this project. If the report is turned back, and needs to be updated, this could mean more review (and potentially geotech) costs to you. If your house is being built in the forseeable future, you may wish to include this in the report. Under current regulations, if the house isn't built until more than a year from now, we would ask the geotech to "update" the report to indicate if there have been any changes. Please feel free to call me if you have questions.
