during inspections by Mason County Building Inspectors. This checklist is submitted as information only
and shall not be construed as an all-inclusive list of code requirements. Errors or omissions in the plans
and specifications shall not prevent the Building Official, or his authorized agents, from requiring
revisions or corrections to these plans and stopping the progress of the project under permit.
Office hours are from 8:00 a.m. until 4:30 p.m. Monday through Thursday and 8:00 a.m.to Noon on Fridays.
Inspections may be scheduled via the Mason County website www.co.mason.wa.us .While on the home
page under Online Services, located on the side bar, click the link Request a Building Inspection.You

Inspections are conducted between 8:30 AM and 4:00 PM
When scheduling an inspection,the following information will be needed: Permit number, site address,name of
owner,type inspection requested,preferred day of inspection, and the telephone number Mason County staff
should use when they call to confirm the inspection.

MANUFACTURED AND MOBILE HOMES
GENERAL REQUIREMENTS:
• All decks must be free standing not supported by manufactured home.
• Require egress decks and landings (4'x4") are included for Manufacture/Mobile
Homes, see deck handout for requirements. Decks over 4'x 4' and exceed 30"
from grade require a building permit.
• Covered decks regardless of size require separate permit. Any post height greater
than 10 ft will require a design professional to review, stamp and approve.
• Permanent Address must be posted and visible from the road
• Rebuilt decks are required to meet current code. All guardrails and handrails must
be in.-good condition and meet code for year built if retained as is for replacement
unit. If new must meet current code.
• All exterior penetrations must be sealed
• HWT Pressure relief line and dryer vent must exit skirting a minimum of 6" with a
maximum of 24" above grade.
• It shall be the responsibility of the person requesting the inspection to provide the
manufacturer specifications, ANSI Standards or approved engineered design for
the installation of the unit and have them available on site for inspection.
• Re-Inspection fees will be assessed each time an inspection is requested and
required items are not completed prior to the inspection being performed
• Any manufactured/mobile home and/or appurtenant structures found non-
compliant with any county or state regulation are subject to enforcement action
and subsequent violation and penalties pursuant to the Mason County Code.

• Is skirting made of materials suitable for ground contact?
• Is skirting recessed behind the siding or trim?
• Access openings located through the skirting wall shall be at least 16"x 24"inches located
so that all areas under the home are available for maintenance.Verify that skirting is
provided with a sufficient access cover. (See Checklist item 422 for more information)
HOWEVER, if the unit has not received a set up inspection and is skirted, 4 panels
centrally located(one on each side of unit) shall be removed by the owner/applicant prior
to requesting the inspection.

• Is a ground cover installed? (Minimum 6 mil black polyethylene or not required for full
concrete slab with minimum thickness of three and one-half inches.or Manufactured
Homes with factory installed porches,these require the porch be separated from rest of

• Are the structural connections of the home sections made per the manufacturer's
instructions?
• Is the heating crossover duct connected properly with continuous insulation?
• Is the heating crossover duct supported off the ground? Minimum 4 inches clearance.
• Are the plumbing water and waste crossovers connected properly?
• Is the drain pipe supported according to the manufacturer's installation instructions?
• If under floor plumbing was shipped-loose, is it installed according to the instructions
provided by the home manufacturer?NOTE:Any deviation from the home manufacturer's
original design and instructions is considered an alteration to be permitted and inspected
by Department of Labor and Industries and must be completed by a certified plumber.
• Are all holes and tears in the belly fabric patched in an approved manner?
• Is the dryer vented to the exterior and 1) does it comply with the dryer manufacturer's
specifications; or 2)is metal with smooth interior surfaces used?
• Has the testing of water lines,waste lines, and gas lines been verified with the installer?
• Are heat pump and air conditioning condensation lines extended to the exterior of the
home?
• Is the water heater pressure relief valve terminated to the exterior and then down?
• Is water piping protected against freezing per the home manufacturer's instructions?
• Or is a heat tape listed for use with manufactured homes installed per the tape
• Manufacturer's instructions on site for inspection?
• Landings and stairs must meet the same setback conditions as any permitted structure; and,
must be shown on your site plan. Please check your "Approved Site Plan" to ensure these
structures are shown and meet the setback conditions listed.

Regulated activities shall be conducted only after Mason County Public Works approves a stormwater site plan
(Mason County Code Title 14 Chapter 14.48 section 14.48.70).You will receive a copy of the Public Works document
entitled"Managing Storm Drainage on Small Lots,The Small Parcel Stormwater Site Plan".This document will assist
you in preparing the necessary information and plans for Public Works to review and approve. Per Department of
Public Works this document will constitute an approved plan if all of the relevant details*are to be installed in
their entirety AND no part of the stormwater system adversely affects any septic system(see Environmental Health
information below). If an alternative system is to be used a plan will need to be submitted to Public Works for approval.
A design by a registered professional may be required for more complex sites.
