Thanks, Brian. I think I'll be printing that up.

Hi Tim,
Putting this in email vs text since it's easier for me (and hopefully for you). It
sounds like it will be at least$100 per window extra to get U = .25 vs standard
U = .30 windows so that's probably$3,000+for the whole house. We can do
a small solar system for around $2,000 and get federal tax incentives that
cover part of the cost(and part of the carport). So, I think we've decided to
go that way instead.
So, we'll select the following energy credit options to satisfy the required 8
points:
Heat Pump Heating(System type 4)
i
3.0 Points
Ductless Mini Split (Option 3.7)
2.0 Points
Heat Pump Water Heater (Option 5.6)
2.0 Points
Solar Energy- 1,200 kWh Minimum Annual Production (Option 6.1)
1.0 Points
Total
8.0 Points
There are some system details required to be provided for the plan submittal
for each of these options above. I till try to provide those details here. Let
me know if I have missed anything.
Ductless Mini Split (Option 3.7)
Ductless Mini Split system with no electric resistance heating in the primary
living areas and sized to provide heat to the entire dwelling unit at the design
outdoor air temp
Minimun HSPF2 of 9 or HSPF of 10
Heated Floor Area Calculation:
1.985
Heating Equipment Type:
Electric Heat Pump
Minimum Equipment Efficiency:
HSPF 10.3
Total Installed Heat Capacity:
45,000 BTU
Equipment
Mitsubishi MXZ-5C42NA2 (or similar) with up to 5 indoor heads (MSZ-GL or
similar) sized for each living space
Heating Capacity Rating:
45,000 BTU
HSPF: 10.3
EER: 9.2
SEER: 19.7
Heat Pump Water Heater (Option 5.6)
Heat pump water heater meeting the standards of NEEA Tier III advanced
water heater specification
2
Equipment Type: Electric Heat Pump Water Heater
Minimum Efficiency: UEF 3.88
Equipment:
Rheem XE50T1 OH45UO (or similar)
50 Gallon Capacity
Energy Star Rated
Listed on EEAA Qualified Product List (Apr 2024)
Renewable Electric Energy (Option 6.1)
0.5 Points for each 600 kWh of electrical generation annually
1,482 kWh calculated generation / 1,200 kWh per point = 1.23 Points. Round
down to 1.0 points claimed.
Equipment Type: Solar Photovoltaic Panels
Solar Access / Production Calculation: National Renewable Energy
Laboratory Calculator PvWatts
Annual Production: 1,482 kWh
Equipment:
Four nominal 400 Watt panels (1,600 watt total nominal system capacity)
Panels: Hanwha Q-Cells Q Pleak-Duo BLK ML-G10+ 400w (or similar)
Inverter: Hoymilies HMS-2000-4T 4 Port Micro-Inverter (or similar)
Racking: Pre-made Pegasus racking and mounting hardware (or similar)
I hope that helps. Please let me know if you have questions.

common you factor I'll have to get back to you on that. The
insulation is $.50 a foot. It's nothing.

Tim,
As we discussed earlier, there are a few different
ways to get the 8 points. 7 of the 8 points are
kind of a no-brainer given this particular
situation:
Heat Pump Heating Type
3 Pts
Whole house ductless (option 3.7)
2 Pts
Heat Pump Water Heater (option 5.6)
2 Pts
I have a follow up question for the final 1
Point. We discussed selecting Option 1.2 which
is upgrading the windows from the standard of U
_ .30 to U = .25 and upgrading the floor
insulation from the standard of R-30 (9 inches) to
R-38 (12 inches). Both the R-38 insulation and
the U=.25 windows ARE possible but do you
have an estimate of the cost? Essentially, I'm
concerned that this might be a very expensive
way to get 1 energy credit. The floor insulation
upgrade is probably minimal (a little more
expensive material for a few sq ft on the ground
floor with the same labor). However, I'm
wondering about the additional cost of
upgrading every window in the house to U =
.25. Here is a snapshot of the Milgard energy
specs chart.

As you can see (and as you already know) U = .25
is possible but it requires their"4th surface"
glass coating plus argon filling. How much do
you think that upgrade costs per window? There
are like 30+windows (mostly casement) in the
house. If the "4th surface with argon" upgrade
costs$50 per window that's like $1,500 extra
window cost total. But, if the upgrade costs
$100 per window, that's like $3,000 extra. Add
say$500 for the floor insulation upgrade and this
1 point costs a total of$2,000-$4,000.
My point is that it could be cheaper to get the
extra 1 point with a few solar panels on the
carport roof. I've built out a small solar system
on a spreadsheet and it costs effectively$1,500
per energy credit (including all the racking,
wiring, and permits)to get the credits via
solar. There are also Federal tax credits that
would further reduce this cost AND even pay for
a portion of the carport structure itself. So, this
5
may be a much more attractive option vs
upgrading all the windows.
Please give me a call to discuss this final point
when you get a couple minutes. Thanks for your
time today.
