Please check your "Approved Site Plan"to ensure these structures meet the setback conditions listed. * CONSTRUCTION PROCESS TO BE FIELD CORRECTED AS REQUIRED PER MASON COUNTY BUILDING DEPARTMENT AND THE ADOPTED BUILDING CODE. The construction of the permitted project is subject to inspections by the Mason County Building Department. All construction must be in conformance with the international codes as amended and adopted by Mason County. Any corrections, changes or alterations required by a Mason County Building Inspector shall be made prior to requesting additional inspections. * Contractor registration laws are governed under RCW 18.27 and enforced by the WA State Dept of Labor and Industries, Contractor Compliance Division. An electrical permit completed and approved by Washington State Labor& Industries must be available on-site during the inspection. The Mason County Building Inspector will inspect the following: Verify that the system is installed in accordance with manufacturer specifications;The inspector will check to make sure that the exterior unit is permanently installed and supported, the exterior unit complies with required setbacks to property lines, fuel tanks are located at least 10-ft from the system, a source of ignition,all exterior penetrations are properly sealed,condensate lines are installed and are properly supported, including proper material, slope, and that the condensate line terminates to a proper location outside of the foundation, copper refrigerant lines are insulated with '/2"thick continuous closed-cell foam insulation or better, indoor units are located at least 3-ft from smoke and carbon monoxide alarms,and that modifications made to the structure, to install the unit, does not affect existing structural members. Compliance is required for protection of utility systems. Flood proofing can be achieved using several measures including elevation, relocation, component protection, or other measures that provide partial protection. Different approaches can be used to improve flood damage resistance. This is key in areas of repetitive, low-level flooding. The principles of these measures apply with two key methods: elevation and component protection and can be accomplished at elevations higher than the elevation required greater than the Base flood elevation or two feet above the highest adjacent grade. See flood survey performed prior to the clearing, grading or excavation for elevations. SUBSTANTIAL IMPROVEMENT as defined in the 2018 International Building Code is any repair, reconstruction, rehabilitation, alteration, addition or other improvement of a building or structure, the cost of which equals or exceeds 50 percent of the market value of the structure BEFORE the improvement or repair is started. Mason County Flood Prevention Ordinance definition (MCC 14.22.040): "Substantial improvement" means any repair, reconstruction, or improvement of a structure, taking place DURING A TEN- YEAR PERIOD, in which the cumulative cost equals or exceeds fifty percent of the market value of the structure either: (1) Before the improvement or repair is started,or (2) If the structure has been damaged and is being restored before the damage occurred. For this definition "substantial improvement" is considered to occur when the first alteration of any wall, ceiling,floor, or other structural part of the building commences,whether that alteration affects the external dimensions of the structure. This term includes structures which have incurred "repetitive loss"or"substantial damage" regardless of the actual amount of repair work performed. The term does not, however, include either: (1)Any project for improvement of a structure to comply with existing state or local health, sanitary, or safety code specifications which have been identified by the local code enforcement official, and which was in existence prior to the damage event or improvement, and which are solely necessary to assure safe living conditions, or (2)Any alteration of a structure listed on the National Register of Historic Places or a State Inventory of Historic Places.
