CONDITIONS FOR BLD2000-00544 1) This application is�bject to Buffer and Landscaping requirements as established under Mason County Ordinance 1.03.036.X 2 The use, handling and storage of hazardous serials or flammable and combustible liquids in excess of 10 gallons is not allowed without the approval of the Mason County Fire Marshal. Xi(, 3) Provisions for surface/subsurface drainage control must be implemented with new construction or development on site and MUST NOT adversely impact adjacent parcels. Under the requirements of Mason County Stormwater Ordinance, either private ditches and drains will meet requirements of the stormwater ordinance or prior approval will be granted to use an existing utility and drainage easement dedicated for that specific purpose. For further information regarding this ordinance and the REQUIREMENT to obtain an ACCESS PERMIT for the installation/construction of a driveway or access connecting from a Mason County Road, Contact the Mason County Public Works Department prior to construction at Ext 450. For any construction which is proposed to be located within 25' of a Mason County road right of way, it is suggested to contact that office to review future planned work which rq�aa affect your project. X 4) Proposed structure or any portion thereof greater than 30" in height from grade line, must maintain a minimum of 5'setback from all property lines, easements and 10'from all County and State Road right of ways. X� °(�_ 5) All upland areas disturbed or newly created by construction activities shall be seeded, vegetated or given an equivalent type of erosion protection (silt fencing or straw matting). X �--4 ( _ r 6) Owner/builder assumes all responsibility if drainfield/reserve area is encumbered. X _(J_ 7) All approved plans are required to be on-site for inspection purposes. If inspection is called for and plans are not on site, Approval WILL NOT be granted. The code and title requirement under title 14 2006 is and was not in effect when all permits and compliances were in effect thus have no bearing on our permits and building processes. All appropriate permits were executed at the time of the construction. Therefore no further action is required or necessary. Your office not being aware of this is not our responsibility and thus not actionable by your office. Our building was and is complete and needs no further inspection. The completion was permitted under all appropriate codes and requirements at the time of construction in effect as of 2001. All inspection were conducted at that time. Item 1 Details 1 and 2 were revised to reflect a 3 foot maximum anchor bolt spacing for all walls unless noted otherwise on the foundation plan. The foundation plan was revised to indicate a 2 foot maximum anchor bolt spacing on walls 11, 15, 18, 20, 25, 26, 30, 31, 32, and 33. The anchor bolts for wall number 34 are to be the same as for wall number 19. Please see response to plan review comment number 3 for further information regarding wall number 34. Item 2 For clarity, ridge support post locations have been added to sheets 7 and 8. Simpson connectors at the ridge beam are called out on the roof framing plan. Mason County Building Department Plans Examining Re: BLD2000-00544 Dear Mr. Barth, In reply to your letter of 30 June 2000 1 will be addressing item 6, 7, and 8. The Engineer of record will be addressing Items 1 through 5. Item 6: The Plans indicate that the bedroom #4/den is to have fixed widows. This room must have a window that is approved for emergency egress. Please clarify an/or correct the information shown. Item 6 Response: The two windows in bedroom #4/ den will both be awning windows opening at the bottom. This was over looked when we reviewed the plans. A red note will appear on the plans adjacent to the window location on page 4 of plans. Item 7: All glass in locations classified as "hazardous` by UBC 2406.4, must have tempered safety glazing. Specifically, the windows around the tub in the master bathroom, and the windows within 24" of the door of the morning room, must be tempered. Please correct the information. Item 7 response: The windows in the master bath have been removed for privacy and the tub was never actually planned for installation. I again failed to remove it on the plans during our review. The new wall configuration and no bath will be indicated in red on the revised sheet # 3. The windows and door were removed in the morning room due to a conflict with the sheer wall requirements at the intersecting walls. This is also noted in the revised sheet #3. Item 8: Please indicate on the plans the locations of all water heaters, furnaces , air handlers, or other mechanical equipment etc., crawl space clearances and moisture protection etc., as well as required smoke detectors. Item 8 response: The water heater is highlighted in yellow on sheet 5 in the kitchen with the letters WH. The furnace, air handlers and associated equipment will be in two locations. The external portion of the heat pump will be located on the front left of the building main entrance. The air handling equipment will be installed in the crawl space roughly under the dinning room. The heating and cooling contractor will not be able to precisely locate the equipment until the foundation and floor framing is partially in place. To accommodate the space requirements for the equipment we will be increasing the depth of the crawl space. We will be pouring a wash coat of concrete covering the entire crawl space floor to aid in moisture protection drainage equipment installation and maintenance. This smooth clean working surface will also aid the plumbers, electrical and insulation installers in the later parts of the construction project. A drawing of the footing with wash coat is attached to give an idea of how it will be done. Marked in red on page 2, the typical placement of ventilation for the foundation is shown. Vents will be evenly dispersed around the perimeter of the house. The final issue of smoke detectors is shown on sheets 5 and 6 highlighted in yellow. The roof will be ventilated with continuous vents on all soffits, and ridges plus the gable vents indicated on the plans pages 10 and 11 .
