Dear Norrie:
Yesterday I conducted a preinspection of your property. A normal
protective erosion control bulkhead can be built on this property. If the
bulkhead is in excess of $2,500 value and it will now, be protecting a
residence, the bulkhead will need a Substantial Development Permit. If it
is protecting a residence or lot upon which a residence shall soon be built,
the bulkhead will only need a Building Permit from Mason County. The
bulkhead must be located less than ten feet from the bank - normally five to
six feet is sufficient.
Minimum setback at this time is 15 feet from the ordinary high water
mark (OHM) or a bulkhead. In the near future this may be relaxed to allow
construction to OHM if adjacent residences are closer than 15 feet from OHM.
Hoover, you may wish to talk to our building inspector regarding what
measures must be taken to build upon such a steep slope, if indeed this is
possible.
During the site inspection I was unable to determine upon which side of
the easement the road is located. Hoover, I did note that the adjacent
residence has a retaining wall built very close to the access road.
A septic tank must be 50 lineal feet from any source of water and the
drainfield must be 100 lineal feet from the water. It appears likely that
your drainfield would need to be pumped across the road. Hoover, only our
sanitarian could give you a definite answer on this question.
