X y��� wne Agent/Contractor(circle one)Date:9/4/2024 Page 2 of 2 SMALL PARCEL STORMWATER SITE PLAN WRITTEN DESCRIPTION Owner: Blake and Samantha Lord September 4,2024 Lot 19 W Clear Lake Drive,Shelton,WA 98584 Mason County Tax Parcel No.42135-50-00050 The site is located northwest of Shelton in unincorporated Mason County and is accessed off of State Route 101.The parcel is 2.12 acres, located on the west side of Clear Lake(a pond by definition),and is comprised of generally flat to moderate slopes.The site has been previously cleared and graded by the former property owner(s), however,some large fir trees have been preserved along the edges of the parcel.The site currently drains from the existing easement road Located at the west of the site to Clear Lake to that is located to the east.Vegetation along the Lake has been preserved.The existing soils are very well draining,as demonstrated within the entire development.There are no signs of existing erosion, ponding, or discharge of silt laden runoff on or near the project site. This single-family residential project does not propose clearing or grading adjacent to the Lake.Any grading activities required for this proposal(building permit)will not exceed the limits/boundary of the previously graded areas.A gravel/asphalt driveway from the existing access road to the proposed home will be located adjacent to the southern property line as shown in the attached site plan.This proposed project proposed a single-family home,driveway,and patios as identified and quantified in the plans and Small Parcel Stormwater Management Application/Worksheet.The total proposed impervious surfaces is 10,611 SF,which falls within the threshold for Small Parcel Drainage Review. As identified on the site plan submitted with this application, approximately 180 SF of roof area may encroach into the 240'buffer from the OHWM, however is allowed as it is less than the maximum 200 SF. All stormwater flows from the proposed improvements will be dispersed through the existing and proposed vegetation.To avoid saturating soils near the foundation of the house, roof runoff will be directed towards vegetated flow paths via downspout extensions/dispersion blocks(Handout G). An onsite septic system is already installed and approved.All small parcel drainage facilities will be Located such that the runoff flow paths do not conflict the existing septic tank and drain field.All runoff generated from the driveway and parking area will be dispersed via sheet flow dispersion in a minimum of 10'width adjacent vegetation as identified in Handout I. In order to prevent erosion and trap sediments within the project site,the following Best Management Practices(BMPs)will be used approximately and as necessary as shown on the Erosion and Sediment Control(ESC) plan.These BMPs will not be installed until necessary. No silt Laden runoff will leave the project site or enter Clear Lake: -Clearing limits will be marked by fencing or other means(ribbons)on the ground. The driveway will be constructed and graveled immediately. Dispersion trenches shall be placed according to flow control requirements.Areas accepting sheet flow from the driveway and parking area (that are not being left in native vegetation)will be seeded and mulched. -Stormwater will not be allowed to point discharge onto slopes. If necessary temporary conveyance ditches can be installed to convey runoff away from the Lake, however, due to the well-draining existing soils, runoff is unanticipated. -If necessary,Silt fencing or straw wattles can be placed uphill of the Lake to prevent silt laden runoff, however, an interceptor ditch will likely be utilized before considering the installation of a silt fence. -A rocked construction entrance will be placed at the end of the driveway. -Mulch will be spread over all cleared areas of the site when they are not being worked. Mulch will consist of air-dried straw and chipped site vegetation.
