Dear Applicant:
As part of this department's review of your permit application, a Shoreline Inspection (SPI)was
performed on your property. Below you will find comments made regarding the proposed development
and its critical values.
In some cases, setbacks for development from shorelines, steep slopes, streams, and wetlands must
be included in your specific proposal;these setbacks are included as part of the comments listed
below.
This information is based on County and State regulations as they exist to date. These regulations
may change and may affect the requirements for development of the subject property.

Comments: This letter is being sent to both the Prestons and Richard
Guggenbickler. Copies of the regulations and environmental
permit application etc are in the Guggenbickler packet.
Purpose of site visit was to meet prospective purchasers Joe and
Bonnie Preston on site to discuss planning regulations related to
putting a single family residence manufactured home on the site.
There is an existing garage and small cleared area on the
northerly portion of the site, the balance is densely wooded.
Purchasers would like to leave the majority of the site wooded,
using the cleared area for their manufactured home if variance is
approved.
Site is under Mason County Shoreline Master Program
jurisdiction, Cranberry Creek is designated Conservancy, with
50ft setbacks, however on this site greater setbacks prevail due
to stream setback provisions of the Fish and Wildlife Habitat
Conservation Area Chapter (17.01.110) of the Mason County
Resource Ordinance.
The F&W chapter identifies this as a Type I stream, with 150 ft
buffer, and an additional 15ft building setback (total 165ft). On
this site the setbacks would preclude placement of a residence.
The existing on-site garage is located as close to the entrance as
possible, so given the lot configuration any proposed residence
would need to be located between the garage and the creek. Any
development proposal will need to show it is the minimum
necessary to afford relief, and that by enhancing the habitat, that
the project does not negatively impact the stream.
Development would require application for and approval of a
Mason Environmental Permit Variance, including review and
approval of a Habitat Management Plan, and the various parts of
building permit application, review and approval. Copies of the
F&W chapter were provided to the applicant's representative, and
are being mailed with this letter - together with a Mason
Environmental Permit &Variance application, and fee ordinance.
The variance process involves public notification and notice,
publication in the local paper, a public meeting before the Mason
County Planning Commission, and final review by the Board of
Mason County Commissioners in a Public Hearing.
